Property description & features

"We have loved living at Flour House, it's a great location - the perfect balance of being close to local amenities and having lots on your doorstep, but equally a really peaceful spot - you wouldn't realise you're so central! The kitchen is great for entertaining and we have loved hosting family and friends for dinners over the years. The living area is light and airy; it's beautiful in summer watching the sunset over the roofs and turrets of the old hospital. This has been the perfect first home, and we hope whoever moves in loves it as much as we do."

Flour House is on the site of Bristol's Old General Hospital, an area has quickly become one of the most desirable developments in the whole of the City to live in. It is a quiet oasis in the bustling heart of Bristol and the development houses not one but two Michelin Star restaurants in Casa and Paco Tapas as well as being within easy reach of the increasingly popular Wapping Wharf. This area around Gaol Ferry Steps is now home to several stylish homes, trendy bars and boutique shops within both Cargo One and Cargo Two, which came as two phases of retail and restaurant space, largely occupied for local independent businesses. The area was built on Bristol's harbourside area, across the water from the busier city centre on the area known as Spike Island. Across the river to the south of the City Centre is the Southville and Bedminster area, which offers a range of popular eateries, bars and shops. For commuters, the area is ideal with several major employers just on the doorstep, including Lloyds Bank and Hargreaves Lansdown who are based on the Harbourside along with several major law firms around Redcliffe and Temple Quay and other industries around the centre of Bristol and up into Clifton. Access out of the city from this area is also straightforward with buses running frequently along the adjacent Cumberland Road to Bristol Airport and the nearby A4 and M32 providing access to the M5 and M4 respectively. One of the key selling points for The General is that it is only a short 15 minute walk to Temple Meads which is ideal for those looking to commute out of the City or escape for a weekend away. For those looking for quiet walks, there are pleasant routes around the Harbourside but the nearby Ashton Court and Victoria Park also provide expansive green space for running, dog walking and off-road cycling.

This well proportioned second floor apartment features two generous double bedrooms, the master of which features its own en suite bathroom and private balcony. There is a second family sized bathroom in the middle of the property but the main selling feature of this flat is the 24' x 20' open plan kitchen living room, the perfect spot for relaxing after a long day or entertaining guests. A kitchen island allows for plenty of countertop space as and there is also second private balcony. This apartment also comes with its own allocated parking space in a secure carpark and is being offered with no onwards chain.

Broadband availability and predicted speed: obtained from Ofcom on December 22, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 2, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
