The property has a wide variety of purposes; either providing a grand historic home or for investors , who want the ideal business location, it could continue to be used commercially fully or partially .

The building constructed in 1830 is a fine example of the city's Regency architecture, in excellent decorative order. Originally built as a family town house it was later bought by Madam Clapham, Hulls celebrated court dressmaker who established her business in 1887, making gowns for many of the country's leading society ladies including Queen Maud of Norway .

Location, the premises is situated with in a landscaped Georgian Square with mature trees and shrubs, opposite the Hull New Theatre. In front of the building there is car parking available in parking bays, subject to a residency permit from Hull City Council . The city's main shopping areas, transport hubs and old town district , which features many restaurants, cafes, museums and historical sites, are within easy walking distance . Walking further brings you to the city's marina, pier and The Deep .

The property is two story plus a lower ground floor and attics. At the front of the property there are 9 windows, five being 12 pane sashes with sandstone keystone lintels and sill bands . The attic area having 3 shallow gabled dormers with 3 light casements . To the rear of the property there are 2 dormer windows with 3 light casements , four 12 pane sashes , 2 further windows and 3 doorways, two at lower ground floor level opening on to the garden area .

Today many original features still exist including: the original Georgian staircase with a lay light and skylight above, tiled limestone floor with square insets in the main hallway, functioning wooden shutters, marble fireplaces , dumbwaiter, high skirtings , wide door architraves, deep cornices , picture rails and frieze.

The lower ground floor / basement

Currently this is self contained with separate accesses to the front and rear of the property. This could, however, easily be reinstated as part of the main residence with the removal of a walled up doorway . The main staircase is still intact, continuing from the attic rooms to this basement area . These premises were previously used as a beauty salon and have tiled floors throughout. An entrance lobby leads to the hallway and then two good sized reception rooms , (one with water , drainage and an electrical supply running in ducts under the limestone floor) , a washroom , a small kitchenette and 4 storage rooms . It has its own gas central heating and an air conditioning unit .
