Planning Permission in principle, reference 20/02327/PPP dated 12th March 2021 has been issued by Argyll and Bute Council for the erection of a single dwellinghouse on each plot, formation of vehicular access and the installation of a septic tank.  Full particulars of the Planning Permission can be viewed on the Council’s website.  Alternatively, the Selling Agents will provide interested parties with a copy.

Access to the plots will be taken directly from the public road.  The plots are un-serviced and, whilst it is believed that mains water and electricity are to hand, it will be the responsibility of the purchaser to make their own enquiries in that regard.  Domestic foul drainage would require to be accommodated within the plots.

Prospective purchasers are required to satisfy themselves in relation to further planning requirements by reference to the conditions of the existing Permissions and by making their own further enquiries.  Should a prospective purchaser be interested in purchasing both plots for the purpose of obtaining a larger plot for the erection of one dwellinghouse the sellers may be prepared to discuss a discounted price for both.

SERVICES

Titles to both plots will be granted on the basis that they will include a right of pre-emption in favour of the sellers ie. the sellers will have a right of first refusal on future sales of the plot and dwellinghouse erected thereon.
