Property description & features

"The house is in good condition, very economical to run, and cannot be faulted. However, I need to look for a detached house at my stage of life. Its location is ideal for accessing green spaces, with Greenbank Cemetery just opposite, St Georges Park close by, as well as Eastville Park ten minutes walk away. It is five minutes walk to the nearest bus stop, affording a twenty minutes bus ride into town, but I often do that forty minutes commute each way on foot."

This home is well positioned on Greenbank view and is easily commutable to all Bristol City Centre has to offer, with frequent bus services running nearby to Southmead hospital, Hewlett Packard, and Abbeywood (MOD). Stapleton Road train station is a short walk away. In the immediate location, there is a diverse range of leisure activities, food & music festivals, bars, restaurants and shops. St Mark's Road nearby offers the famous Sweet Mart and Thali Café, whilst in Greenbank there is The Greenbank Pub and Este's Kitchen. St Werburghs is also just a 25 minute walk, with some fantastic restaurants, cafés and bars such as Napolita, The Cauldron Restaurant and Wiper and True Tap Bar. The area is easily accessible being a short drive from the M32, which can in turn provide access to the City Centre and to the M4 motorway. The popular Eastville Park which connects with the Frome Valley Walkway is a 4 minute walk away. For cyclists, there are a number of cycle paths nearby, most notably the Bristol to Bath Cycle Path which runs into the City Centre and out to some fantastic countryside towards Bitton and Saltford.

Overlooking the beautiful, historic and well maintained Greenbank Cemetery is this recently refurbished two bedroom home with off-street parking to the rear. Upon entry, you can see how much work has gone into the property. Recently laid flooring throughout the home takes you through to the living room that has French doors, opening up onto a brick paved garden with fencing to either side and metal rear gates. All the internal doors have been replaced with oak doors. All the windows have custom made and fitted Hillarys blinds. The kitchen has been stylishly designed, with metro tiles lining the walls, brushed aluminium sockets, as well as kitchen units and countertops that line the walls. The property is also equipped with a washing machine and under-counter fridge. The first floor comprises a main bedroom, with both the second bedroom and bathroom coming off it, whilst there is a bespoke-fit over-stairs cupboard installed. The bathroom has floor to ceiling metro tiles lining the walls, a bath with a shower hand spray and an anti-misting mirror complete with adjustable mood lighting, a shaver socket and a Bluetooth speaker connection. The second bedroom could equally make a great office and is wired with Cat 5 internet data cabling. The garden is both an ideal social and relaxing space, acting as an extension of the living room with the French doors leading outwards complete with external electrical sockets. There has been a garden room built, which has been insulated and electrics have been added, making this an ideal work from home space. Up the garden stairs, there is a private parking space that can be accessed via Berkeley Road. There is on-street parking at both the front and rear of the property.

Broadband availability and predicted speed: obtained from Ofcom on April 23, 2022

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 23, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 27, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
