Why the owner loves the property:
We have loved living here for 21 years, appreciating the attention to detail (being one of 4 in a small development) such as open fireplace, cornices, deep cupboard spaces and big hallway, to which we've added real oak and slate flooring, plantation shutters, power shower etc. The garden is wonderfully private, a real sun trap, and has been landscaped for maximum colour, butterflies and birds. The view of countryside from the top windows is stunning as the sun rises over fields and we get wonderful sunsets over the trees to the rear. The village common is just one minute walk from the house and has footpaths across fields and through stunning woodland full of bluebells in spring, with horses and deer, ideal for dog walks and kids, even sledging on the hill if it snows. We have countryside walks all around the village, along the river and in nearby Bramshill forest. There are two excellent country pubs nearby plus the Michelin starred LOrtolan. Wellington Country Park (10 mins) has a diary of family events and West Green (15 mins) has open air music including opera and Christmas illuminations. Our village has lots going on (fete, clubs, nearby country show). Local preschools, primaries and feeder secondaries are good and independent schools such as Luckley House offer a bus dropping outside the door. We have a vets, bakers, hairdressers, restaurant, two convenience stores and garden centre in walking distance plus Wellington farm shop and Dobbies (5 mins drive). It takes under 15 mins to get to the Oracle shopping mall or there's a regular fast bus route (the 600, via Reading Campus International) going as far as Reading station and the Elizabeth Line. Very easy access to the M4 (5 mins) and M3 (20 mins) and, with Reading Green Park Station opening soon (10 mins), transport links to London and beyond are only going to get better. Wokingham and Basingstoke take under half an hour and we have worked in both.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on November 18, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on November 18, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 15, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
