Property description & features

"We have lived at Linden Road for the past 6 years. It's a wonderful family home with fantastic local schools, shops and pubs, the Westbury Tavern and Little Shop and Pantry just moments away. Linden Road is the perfect location, the Downs are within walking distance, along with Redland Green and Fallodon Parks. The neighbours are fantastic and there's a real community feel, with an active WhatsApp group set up during the pandemic, which has continued to thrive. We will miss Linden Road, but know that it will also bring much happiness to another family."

Linden Road is an attractive street of terraced houses, a road which runs along the edge of Henleaze and Westbury Park, an ideal spot for walking to several hugely popular areas, from Henleaze Road, down to Gloucester Road to North View. The area also benefits from access by bus, train, bike or on foot into Bristol City Centre for commuters. For those who work in one of the many areas of employment across North Bristol, this house is in a very convenient spot. For those in search of green open spaces, Redland Green and Clifton Downs are just a short walk away, which is hugely popular with runners, cyclists, as well as dog walkers with around 400 acres of space to utilise. The proximity of Waitrose and the Scott (Orpheus) Cinema, a couple of minutes' walk away, is also regularly seen as an advantage for the residents of this area. The size of the homes that make up the neighbourhood make it a popular place for growing families and this pocket of grand homes are rarely available and often in high demand for their versatile and practical spaces. The area has a great balance of urban and suburban, with many popular places in all directions, making it an area that is very popular to live for a range of people. For families, the incredibly popular Redland Green School is just over half a mile away and Westbury Park Primary School even closer.

This substantial 4 bedroom terraced house will make for the perfect family home. The ground floor features a spacious entrance hall which to one side leads to the living room, and then to the beautifully large open plan kitchen diner to the rear which spans the width of the house. There is also a convenient downstairs shower room which is accessed through the utility room. Below this ground floor level is another lower ground floor level which is extremely versatile and can be extended into or used for storage. The spacious rear garden features a raised decking next to the kitchen, raised bedding for growing plants, an astroturf area which is ideal for children or pets, and a relaxed patio area to the rear. Upstairs features four large double bedrooms and a family bathroom. This property further benefits from its own garage.

Broadband availability and predicted speed: obtained from Ofcom on May 27, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 27, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 21, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
