An impressive, detached property that has recently undergone a comprehensive programme of renovation and reconfiguration to offer a contemporary four bedroomed family property with almost 1500 sq. ft of light and airy accommodation.

Cherry Ridge sits within a tenth of an acre plot which includes off road parking for several cars and a delightful garden that wraps around this lovely home. Situated in the heart of Chartham Hatch village which is just four miles from the Cathedral City of Canterbury.

There are several access points to the property and the main entrance at the front is via a composite front door which opens into a delightful kitchen dining room that has been fitted with Amtico flooring and modern kitchen units which integrate all main appliances including a fridge freezer, oven, and dishwasher. The solid oak work tops complement the ceramic sink and pale coloured cupboards. There is plenty of room for a dining room table to be placed next to the French doors overlooking the east facing aspect of the garden.

A door leads to a spectacular dual aspect sitting room, that has been fitted with plush carpet and modern lighting. This would make a wonderful sociable family room but could easily be divided into two if one required an additional reception room.

On the west side of the property there is an additional room that could be used as a home office or alternatively an entrance hall as it also benefits from a cloakroom and utility area, there is also access to the garden and off-road parking from this entrance.

Stairs ascend to the first floor and lead one to four generously proportioned bedrooms and a well-appointed family bathroom which has been fitted with quality Aqualisa bathroom fixtures.

The hallway is flooded with natural light through the sun tunnel. The main bedroom has a stylish en-suite shower room and sits opposite what could be a dressing room or nursery. The two bedrooms at the end of the corridor are similar in size and both have beautiful views of the gardens.

OUTSIDE:

Cherry Ridge has an attractive weatherboard and rendered façade and sits proudly in the middle of a 0.11 acre plot. There is off road parking for three cars to the rear of the property and several access points.

A pathway lined with wooden sleepers runs around the house and most of the garden is mainly laid to lawn with smart new fencing enclosing this lovely space. To the east of the property there are French doors which open onto a shingled alfresco dining area which leads to both sides of the garden.

SITUATION:

Cherry Ridge is situated in a quiet rural location in the hamlet of Chartham Hatch, close to the Cathedral city of Canterbury. Chartham has a mainline railway station for easy access to Canterbury, Ashford and the high-speed links to London and Europe. Chartham also has a doctors surgery, primary school, village store with post office.

The pretty village of Chartham Hatch is a small hamlet of around 200 houses situated approximately five miles southwest of the bustling cathedral city of Canterbury. It is surrounded by beautiful countryside, farmland and has apple and pear orchards close by. The village hall, which is in the centre of the village was formally the village school. It is an ideal situation for those wanting a quiet place to live but within easy reach of a large town.

Canterbury offers and excellent range of amenities and these include primary and secondary schools in both state and private sector, three universities, two hospitals (one private) and two railway stations. It also has a good selection of shopping facilities, including a high street with independent retailers, lovely parks, gardens, restaurants, pubs and leisure facilities.

The charming market town of Faversham less than 10 miles away, has a wide range of high street shops and independent retailers which adorn its attractive high street and its bustling market square. The town also offers excellent leisure facilities with an indoor and outdoor swimming pool, a cinema, a large park and recreation ground, a museum and a variety of pubs and restaurants.

The market town of Ashford (approx. 12 miles) also provides excellent shopping, recreational and educational amenities along with a high-speed rail service which reaches London St Pancras in approximately 38 minutes from Ashford international station. The area is very well served by road connections, with the A2/M2 accessible from nearby Canterbury and the M20 (which can be joined at Ashford) both connection London and the coast. The Channel Tunnel terminal at Folkestone (aprx.20 miles) provides regular shuttle service to the continent, whilst the port of Dover (approx. 19 miles) also provides regular ferry crossings to France.
