Airlie House is situated midway along West Hill in the small coastal town of Budleigh Salterton and is only a four minute walk from the beach. The town lies within the East Devon AONB at the mouth of the River Otter, where the estuary forms a haven for migratory birds and is designated a Site of Special Scientific Interest. The town enjoys a beautiful coastal position with miles of coastal path extending out on both sides along the World Heritage coastline. The town has a wide range of shops and local businesses and has good access via the B3178 to Exmouth train station, which provides regular, direct services to Exeter (23 minutes). Exeter Airport offers national and international connections including a regular service to London City Airport (1 hour).

The area also has a good selection of popular schools from both the state and independent sectors including a wide choice of primary schools (all Ofsted rated 2 Good) within a 3 mile radius.

Dating back to the middle of the 19th century, Airlie House is a handsome, unlisted family villa with white-painted stucco walls, double glazed UPVC windows, a tiled roof with deep eaves and an original covered veranda extending along most of the front of the house. Airlie House is set back from the road behind a brick and flint boundary wall and a screen of mature pollarded trees and evergreen shrubs, which collectively provide a good degree of privacy. The boundary wall is pierced by a vehicular entrance with twin painted timber gates plus a further pedestrian gate. Immediately in front of the house is a level lawn with a tarmac drive on one side providing parking space for several cars. The drive extends past one side of the house to a brick and render-faced double garage. Beside the garage is the rear garden which consists of a level lawn bound by walling line with a scattering of trees and shrubs. Immediately behind the house is a further covered area beside the terrace and there is an additional paved seating/barbeque area in one far corner.
