The planning approval provides for a new shared access to be created off Lower Farm Road serving the development. The site is elevated above the road level.

Services
No detailed investigations have been made into the provision of services. We understand foul drainage will need to be via private treatment plant and there appears to be a potential outfall point to a ditch at the front of the site. There is a pole mounted transformer within the retained land, the availability of connection and capacity are unknown. Water is understood to be in the Highway. Any prospective purchasers must rely on their own enquires in respect of proximity and capacity of services.

Location
The site is located a short distance to the west of Ringshall. Ringshall benefits from a primary school and village hall. Needham Market is located 4.6 miles to the east and benefits from a good range of services including a health centre, co-op supermarket, public houses and a range of specialist shops.
