LOCATION
Sea Tree House is located in the heart of Lyme Regis town centre on Broad Street which is the main shopping area of the town, yet in a quiet location due to its elevated position. Lyme Regis offers a full range of amenities and facilities including shops, restaurants, pubs, a theatre, primary and secondary schools and is located on the Dorset border with East Devon. The seaside town has also been used in TV series and the filming of The French Lieutenant’s Woman.

The Dorset coastline now has World Heritage status and is known as the ‘Jurassic Coast’. Lyme Regis is well known for its quality restaurants including The Oyster & Fish House and River Cottage HQ at Axminster. The town is easily accessible via the A35 where you can explore the area and nearby coastal resorts of Sidmouth, Budleigh Salterton, West Bay and Weymouth. The picturesque villages of Beer and Branscombe are easily accessible along with Abbotsbury with its Priory, Swannery and Sub Tropical Gardens which make ideal day trips within the area.

Local tourist attractions such as Forde Abbey, the National Trust property of Hardy’s Cottage, the Golden Cap Estate, Corfe Castle, Cerne Abbas (famous for its chalk giant carved out of the hillside) and the pretty village of Colyton with its famous tramway to the coastal resort of Seaton are accessible nearby.

All weather attractions such as Monkey World at Wareham and the Tank Museum at Bovington make ideal day trips. Fossil hunting is available at Lyme Regis and Charmouth beaches which is popular with families. There are golf courses at Lyme Regis, West Bay, Chard, Honiton, Axmouth and Exmouth. Axminster offers mainline rail services to London. Sailing, boating, fishing, canoes and SUP hire is available at Lyme Regis plus boating and sailing along the coastline at West Bay, Weymouth and Axmouth.

BUSINESS
The Grade II Listed property has been converted into three apartments, all with residential use. The ground and first floor apartments are currently used as holiday lets and the penthouse apartment at second and third floor is currently being used as owner’s accommodation. The apartments could be rented on a permanent basis or as holiday letting accommodation as an investment. Alternatively, an owner can live on site and enjoy its location and views.

The property has been in the same ownership since 1998 and the current owners have built-up an established holiday letting business from the two self-contained apartments. The owners use the letting agent Lyme Bay Holidays (part of the Sykes Group) to advertise the apartments.

There are two parking spaces for the business located at Stile House off Stile Lane. The rear gardens are a major selling point for the business due to their picturesque views over Lyme Bay. The garden has been divided into three sections for use by each apartment.

The gross turnover for the letting of Tulip Tree and Tamarind Tree Apartments have been in the region of £20,000 each per year. However the current owners let the Apartments on a limited basis to suit their lifestyle and retirement plans. Gross income for Tulip Tree Apartment in 2023 is forecasted to be approximately double. Further trading information can be provided to bona fide purchasers.

PROPERTY
Sea Tree House is a character property with sea views over the beach and harbour located in the heart of Lyme Regis town centre within walking distance of the shops, facilities, beach and promenade. The property is accessed via stone steps from the lane into a communal hallway where there is a laundry room for the business and stairs leading to first floor accommodation.
