__________
SITUATION
North Creake is a picturesque village lying just inland from the north Norfolk coast. It has an active community with a church, pub and a village hall donated in the 1930s by Earl Spencer and now providing many activities including a playgroup, the village also has a part time post office. Just to the north of the village is Creake Abbey, home to a stunning Café and Food Hall, which is open 7 days a week and fantastic shops and studios plus an award-winning farmers’ market together with the ruins of an Augustinian abbey founded in 1206
Neighbouring Burnham Market offers a charming and eclectic range of independent shops, including a fish monger, butcher, delicatessen, wine merchant and post office. The village also benefits from doctor and dentist surgeries, a primary school, tennis courts, garage, a parish church and several coffee shops. With the Hoste Arms and other well-established hotels and restaurants sitting comfortably alongside exciting, new venues such as Socius and No. Twenty9, this a lovely village.
The north Norfolk Heritage coastline is a short drive away and an Area of Outstanding Natural Beauty. This is a wonderful part of the world to call home with many ways of wiling away leisure hours including coastal walks, sailing, bird and seal watching, golf, cycling and fine sandy beaches to name but a few.
__________
DESCRIPTION
Orchard House is a beautifully presented brick and flint property which sits well back from the road and benefits from the wonderful views over open countryside, particularly from the first-floor principal rooms.
The front door opens to a spacious reception hall with a sweeping staircase leading to a galleried landing, black and white tiled flooring runs throughout and French doors open to the garden and terrace.
To your left an inner hall leads through to the very spacious kitchen breakfast room, nicely proportioned and light, with triple aspect. Fully fitted with a range of pine base and wall kitchen units under granite worktops and Belfast sink, integrated appliances include a Bosh dishwasher, oil fired 3 oven Aga, electric oven, gas hob and microwave. There is plenty of space for a freestanding American style fridge freezer and dining table and chairs.
The garden room/conservatory leads off the kitchen with lovely garden views, it offers access to the terrace and provides another very useful all year-round room.
There is also a separate utility room with Belfast sink and fitted cupboards with space and plumbing for a washing machine and tumble dryer.
Leading off the main hall are two further reception rooms; a spacious sitting room with an open fire and lovely views over the garden, French doors lead from this room onto the terrace, and a room currently used as a formal dining room, which would be a perfect ground floor bedroom as there is an adjacent shower room.
Taking the stairs to the first-floor galleried landing leads to a magnificent large drawing room, with vaulted ceiling and exposed beams, it has a fireplace, currently fitted with a gas fire and triple aspect with fabulous views over open countryside to the east and west and garden views to the south.
The main bedroom suite is separated by a door from the landing, here there is an inner hallway with airing cupboard, and a recently refurbished en suite bathroom with bath, vanity unit, separate shower and white sanitary wear.
The main bedroom is very large, fitted with a range of bedroom storage furniture it also has a vaulted ceiling and south and east aspect with the same fabulous views.
There are two further double bedrooms on this floor, one with south and west aspect and one with north aspect. There is also a family bathroom.
The space upstairs could be reconfigured if more bedrooms were needed or the property could be extended to incorporate the garage subject to planning permission.
__________
OUTSIDE
To the front of the property, the gravelled driveway sweeps around a central island and there is ample parking area. The double garage is accessed from here, with remote control up and over doors, and it is also connected to the house to allow easy access.
To the south side of the garden there is a large area of grass, when the current vendors purchased the site there was permission for two properties, but they chose to build one house with a bigger garden. It may be possible to get another house on the site if required (subject to planning permission).
The garden has been a labour of love since it was established from scratch, with manicured lawns, mature hedges on all boundaries, honeysuckle trellises, a variety of trees, including Acer and Maple, climbing roses, and flowering shrubs. There is a large south and west facing terrace banked by flint walls for shelter and from here steps lead up to the lawn.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
