A non-estate parcel of land on the very fringe of St Mawgan village close to Mawgan Porth beach with the benefit of lapsed outline planning consent for two affordable homes.
The Land
This 0.75 acre parcel of land has the benefit of lapsed planning consent granted 20/12/2019 for a pair of Section 106 restricted affordable homes and their application number PA18/09327. A subsequent application and appeal to remove the Section 106 obligation was dismissed on the 11/03/2022. The site is currently garden, laid predominantly to lawn with Cornish hedging along three sides, with a gentle south-westerly slope. There will be a right of way over the existing access.
Situation
This enviable non-estate location on the northern fringe of the historic village of St Mawgan will appeal for its semi-rural environment, but also for its close proximity to the popular surfing and family beach of Mawgan Porth just one and half miles down the road. This same road connects with the B3276 road running along the north Cornish coast which means that iconic beaches and villages such as Porthcothan, Treyarnon Bay, Constantine, Haryln, Trevone and Padstow are all within just an 8 mile drive. The A39/Atlantic highway is about 4 miles distant as is the busy town of St Columb where there are a wide variety of shops and amenities. St Mawgan village itself features a primary school, nursery school, pub and shop with tea rooms, all centred on the church, which can be dated back to the 13th Century. The village also hosts the Grade 1 Listed 13th Century Lanherne House, which since 1794 has been a convent. For those needing to travel further afield, Newquay airport is 1 mile distant and the A30 approx. 7 miles, which puts the major towns of St Austell and Truro approx. 14 and 18 miles distant respectively. The expansive beach at Watergate Bay, a popular surfing venue is about 3 miles distant and Cornwall's holiday mecca, Newquay is a further 3 miles on.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area
