Situation And Amenities - The Barn is set off a no through track on the periphery of the picturesque village of Westleigh, surrounded by countryside and which boasts a renowned village pub with sunny beer garden, church, active village hall and is home to the famous Tapeley Park Estate with gardens open to the public. Westleigh is within easy reach of the Tarka Trail (1 mile) which affords excellent walks with superb cycle rides, and the sandy beach at Instow and has all the amenities that this highly popular village has to offer. These include a hotel and restaurant, local shop/café/delicatessen, various public houses and restaurants, primary school, church, sailing club and cricket ground. The port and market town of Bideford sits on the banks of the River Torridge and offers an excellent range of amenities including 5 supermarkets. Bideford is less than 15 minutes by car. The regional centre of Barnstaple is about 9 miles and offers the areas main business, commercial, leisure and shopping venues as well as district hospital and live theatre. From Barnstaple there is access via the North Devon Link Road to Junction 27 of the M5 Motorway and Tiverton Parkway where London, Paddington, can be reached in about 2 hours.

Description - A detached stone barn with consent for conversion to an unrestricted residential dwelling under North Devon Council Planning reference 74283. Consent was granted on the 22nd December 2021. All the appropriate documentation can be viewed on the North Devon Council Website Planning Department section by using the planning reference quoted above. The consent provides for single storey accommodation of; open plan living/dining/kitchen, 2 bedrooms and bathroom. There will be garden areas to both front and back and provision for parking.

Special Note - The vendors of the property are the Christie Estate who own the farmland adjoining to the right and to the rear. We understand that the walled garden in front of the property is in separate ownership and that the wall is Grade II listed. The initial section of the access track is an unregistered title but only accesses the barn and the rear of the adjoining country house known as White Lodge. There is no public right of way. The Estate are selling the property on the basis that they have at the very least, an unencumbered right of access over this track. The Estate intend to have further dialogue with a prospective purchaser in this particular regard, as and when they are introduced.

Services - It is considered that most, if not all, services could be brought to the barn via adjoining estate owned fields and that the Estate would allow for such rights to be included within the sale, together with the right to lay a soakaway and sewage treatment plant if necessary. Site and location to be agreed.

Method Of Sale - The property is being offered for sale by Informal Tender/Sealed bids. The target date is noon on Friday 16th December 2022. Tender forms are available from the selling agents.

Directions - From Instow, take the road to Bideford and about a mile after leaving the village, bear left signed Westleigh. Proceed up the hill, passing through the village, keeping to the left opposite the village hall. Continue up the hill, around the bend and on for another half a mile or so here, turn left and the entrance to the barn will be found within a few hundred yards, also on the left. The gated entrance is identified by our for-sale board.

Viewings - Strictly by confirmed appointment please with the sole agents, Stags Barnstaple Office.[use Contact Agent Button]. [use Contact Agent Button]
Viewers should enter the site at their own risk as it is a dilapidated barn.
