Situation - Nestled in one of the most attractive, peaceful and unspoilt areas of East Devon, close to the borders of Somerset and Dorset, in a designated Area of Outstanding Natural Beauty. The villages of Chardstock and Membury are about 2 and 3 miles away respectively, each with a primary school, church and shop with a public house at the former. A wider range of facilities can be found at Chard about 4 miles, and Axminster 5 miles, Honiton is about 11 miles. The highly regarded Colyton Grammar School is within about 10 miles. The area is particularly good for walking or riding, with a variety of footpaths, bridle paths and quiet lanes.

The county town of Taunton is approximately 16 miles with a comprehensive range of cultural, educational and shopping opportunities, whilst Exeter is within 30 miles, again with a superb range of amenities. There is M5 access at Taunton and Exeter, both with mainline rail to London Paddington, the Axminster station to Waterloo, and there is an international airport at Exeter. The A303 is within about 6 miles to the north.

Description - Four Bottles Cottage is a most charming and unique period country retreat, nestled amongst verdant undulating countryside offering peace and privacy in the most picturesque of settings. The family home offers spacious and flexible accommodation whilst the idyllic grounds provide all that is needed to enjoy a countryside lifestyle.

Accommodation - The accommodation is comfortable and welcoming, entered through a heavy timber door into an entrance lobby that leads to a well fitted kitchen with electric Aga and bespoke units with separate utility area off. This in turn leads to a cosy sitting room with impressive inglenook with inset multifuel stove and features exposed stonework and timbers and beautiful wood panelling. This room opens into a snug and from here glazed doors give access to the garden room with feature stonework and gothic style windows.

The first floor accommodation is accessed via two separate staircases and on one side provides a lovely double aspect master bedroom with vaulted ceiling and access to the garden, a very generous second bedroom that is currently a study and a shower room. The other staircase leads to a delightful guest suite of double bedroom and en-suite bathroom.

Outside - The most notable feature of this unique country property is the idyllic setting and the beautiful secluded garden. From the public highway the cottage is approached over an unmade track (bridleway status) that leads to a parking area and single garage and continues to double gates where a steep driveway drops down to further parking and a double garage/workshop. A wide stone staircase leads down to the garden which has been established over the last 20 years with well stocked borders including lavender and rose beds, mature shrubs and trees, neat lawns and fruit trees. There is a productive kitchen garden with large polytunnel and greenhouse and other outbuildings include a stone and tiled studio, potting shed, implement shed and covered storage. The ultimate country retreat in a very special setting.

Services - Mains electricity. Private water. New sewerage treatment plant. Oil fired central heating and Charnwood multi fuel stove with back boiler.

Directions - From Honiton proceed along the A30 in an Easterly direction towards London and turn right signposted to Chard and Yarcombe. After passing through the village of Yarcombe, turn right immediately after the garage and continue up the hill for about one mile. At James Cross at the top turn left signposted Wambrook and Chard. After a short distance turn right signposted Membury and continue for approximately a mile and a half to Broadcroft Cross turning left signposted Cotley and Ridge. Drop down the hill for 0.5 mile and take the first turning on the right onto an unmade road. Follow this for just over 500' where the parking and garage can be found on the left.
