Property description & features

  • Approx 90 sq. m. of space
  • Excellent location
  • Grade II Victorian Building
  • Two large ground floor rooms
  • Large basement with natural light
Arkade Property is delighted to offer this spacious basement and ground floor property with approximately 90 sq. m. (968 sq. ft.) of internal floor space located in a renovated Grade II listed Victorian building in the centre of the Jewellery Quarter. The property is currently used as offices however we have been verbally advised that there is planning permission to convert the premises to a large residential flat. The buyer will need to satisfy him/herself that this is the case.

The original conversion was undertaken approximately fifteen years ago in accordance with the guidance published by Historic England and the site comprises part of the ground floor and basement of the former house and factory building located in the former jewellery works complex and is in the Jewellery Quarter Conservation Area. The building was constructed during the Victorian Era c. 1840-50 and was a purpose build jewellery manufacturing premises. It was listed because of its significant architectural and historic significance. The conversion of the building to mixed use commercial and residential units took place in or around 2007/8 and was sympathetically and expertly undertaken. The property can be currently used as prominent, commercial offices however the size and layout of the same would provide a unique and stylish residential accommodation.

The Jewellery Quarter attracts a vibrant community with its abundance of craft bars, bustling cafes and stylish restaurants. And, with over 200 listed buildings nearby, you can still peer into the rich heritage of this iconic district of Birmingham, made famous by its array of artisan jewellers, goldsmiths and glassmakers, whose products are the envy of the world. It is hardly surprising that over 6,000 residents already call the Jewellery Quarter their home. The area is enhanced by landmark buildings and features like St. Paul's Square, the last Georgian Square in Birmingham and boasts the largest concentration of businesses producing jewellery in Europe.

Birmingham is an excellent location for overseas and domestic investment being centrally located, young and vibrant. Birmingham is home to the strongest economy outside London and is the subject of large-scale infrastructure projects from the £550 million Grand Central development to the £1.5 billion Smithfield regeneration. Also, with work underway on HS2, one of Europe's most exciting rail projects, England's second city is becoming a most attractive place to live and invest in.

Warstone Lane boasts the one of the most intact group of heritage buildings as a coherent composition. When combined with the heritage listed buildings in the locality, it is an extraordinary cluster by any standards. The connection between place and identity is a rare thing and this property provides the opportunity to create a true, one off, living space.

The property itself is located over two floors. The ground floor provides two extremely spacious rooms, one of which would be used as a bedroom and the other as a large living/dining room with a kitchen at one end. There is also a toilet which is large enough to convert into a shower room. Stairs lead to the basement level where one will find two further rooms separated by two arched "tunnels" and natural light is obtained from translucent street level glass windows.

ROOM ONE 22' 1" x 11' 8" (6.75m x 3.58m) Entry to the apartment is at street level through double doors leading into a large room with a curved wall at one end. This is a large room as the dimensions suggest and has wood effect, laminate flooring, white or grey painted walls and there are three banks of large windows facing the street, all with substantial white Venetian shutters which double as a security feature. The room also offers ceiling lights, a security light, a wall mounted electric fire, electric wall sockets, a telephone point and there is a wall mounted fire alarm console and security alarm console.

ROOM TWO 27' 2" x 9' 11" (8.30m x 3.04m) Room two is even larger than room one and would easily accommodate a living area, a dining area and a fully fitted kitchen. There is wood effect laminate flooring, white painted walls and windows overlooking Warstone Lane with the same substantial, white Venetian shutters. The room also has electric wall sockets, telephone points, ceiling lights, an electric wall heater and a wall mounted fuse box. At the end of the room is an office kitchenette with base and wall units, a stone effect work surface, a stainless steel sink and drainer and there is a fire escape, a security light and an alarm sensor.

TOILET 7' 8" x 5' 1" (2.36m x 1.57m) The ground floor toilet has a tiled floor, painted walls, a window with translucent sheeting and a security grill. In addition there is a toilet, a washbasin, a ceiling light, an extractor and a tall cupboard.

BASEMENT ROOM ONE 16' 0" x 9' 9" (4.89m x 2.99m) This is another large room which benefits from natural light from street level windows and could be used as a second bedroom or a second reception room. This room is divided from the second basement room by two feature tunnel archways, approximate 2.5m in length and create a cosy, characterful area. The room has a carpet, white painted walls, a recessed alcove, electric wall sockets, a ceiling light, a wall mounted electric heater and telephone points.

BASEMENT ROOM TWO 13' 0" x 9' 11" (3.98mm x 3.03m) The second basement room is also large enough to be used as a bedroom but would also make a useful storage or dressing room. It has one curved wall and has a quarter circle shape. There is a carpet, white painted walls, two recessed alcoves, ceiling lights, an extractor and electric wall sockets.
