The Lifestyle
------------------
The ideal buyers for this home are looking for a fairly remote, rural property with a large garden; great for entertaining, gardening or keeping chickens. Hempton accesses miles of public footpaths ideal for dog walkers, or for something closer to home, just step out of your own private garden gate and into the fields beyond.

The new owners will benefit from having an additional budget to bring the home into the 21st century, through cosmetically updating the kitchen, bathroom and general décor throughout. Once modernized you have a solid home, in a well desired location, with enough space that you won’t outgrow it for several years. Properties here don’t come up often, so you could be waiting a long time for another one.

Home
-------------
The layout of this home has a traditional feel, with large square rooms and plenty of storage space. To the rear of the home is a kitchen and 2 adjoining outbuildings, including a laundry room/utility. There is a sitting room with box bay window overlooking the front garden as well as a separate dining room.

Upstairs there are 3 bedrooms, two double rooms and a single, all with built in storage. A 3pc family bathroom suite and airing cupboard can also be accessed from the landing.

This home feels really spacious, but if you’re looking to put your own stamp on it there is potential to further extend to the side or rear of them home, subject to necessary planning consent. The home requires cosmetic updating throughout, but is livable for someone who doesn’t mind getting stuck in straight away.

The Outside
------------------
The front is fully enclosed with mature shrub and hedge boarders. There is a private driveway for 4+ cars and a landscaped lawn. A timber framed garage stands to the side of the home.

The private and fully enclosed rear garden is West facing, but due to its size you get sunshine all day long. The plot is twice the width of the house. A private gate to the rear takes you straight onto arable farmland, ideal for dog walking.

There are two brick built buildings to the rear of the home, ideal for storage. Included is a functioning outside WC. The buildings could also be extended into from the existing home subject to necessary planning consent.

Location
------------
Hempton is a village less than 1 mile South-West of the town of Fakenham and about 34 Miles North-West of Norwich City. Hempton consists mainly of Victorian cottages and post war housing. It has its own range of services which include a church and church room, village hall, many clubs and societies, an outdoor play area, duck pond, a variety of local businesses, allotments and a friendly pub; The Hempton Bell.

Hempton Marsh nature reserve consists of 29 acres of ancient wet meadow and woodland, bordered by the river Wensum. The site is part of the Wensum Valley Special Area of Conservation and many species can be spotted here such as Marsh Harrier, Buzzard, Barn Owl, Lapwing, Redshank and Oystercatcher. King Fisher and Red Kite have also been seen.

Fakenham market town, within easy reach of the coast is perfectly positioned halfway between King's Lynn and Norwich, with easy reach to Holt and Swaffham. There is plenty to do with the family, including a day out at the cinema, walks over Pensthorpe or Sculthorpe Moor, not to mention Fakenham also has a racecourse and golf club. There is a farmers' market on the last Saturday of the month, a number of close by pubs and restaurants as well as a choice of farm shops.
