Description

Extending to about 147 acres in total, the land at Waughton lies between 15m and 20m above sea level and is mainly classified by the James Hutton Institute for Soil Research as Class 3(2) with strips of Class 2 to the north western and southern boundaries. The soil is mainly derived from Cauldside series and is capable of growing excellent yields of the full range of arable crops.

The land is split across three well laid out enclosures. Fields 1 and 2 are accessed from the public road to the west and Field 3 from the track adjacent to the southern boundary with all three fields benefiting from double gates for easy access for machinery.

An irrigation abstraction point is available to the north of Field 1 fed by the burn with an additional pumping point in the Peffer Burn to the southeast of Field 3.

Location

The land at Waughton is situated one mile north of the town of East Linton in East Lothian amidst the prime arable land for which the county is renowned. The land is well positioned lying almost equidistant between the towns of Haddington (6 miles) and Dunbar (7 miles) with the A1 lying within 5 miles to the south. The area is characterised by a gently rolling landscape and is well served by numerous agricultural merchants, dealers and contractors.

From Haddington, follow the A6093. At the roundabout, take the second exit onto the A199 towards East Linton. Follow the A199 for 4.5 miles before turning left onto the B1407.
