SITUATION AND DESCRIPTION

Milton Combe is a charming village situated just to the south of nearby Yelverton and close to the Tavy estuary and Buckland Abbey, the former home of Sir Francis Drake.

The village is home to the popular ‘Who’d Have Thought It’ Inn and has been the proud host to the Milton Combe Piano Festival since 2015. Historical connections also extend to the village featuring in a painting by the artist JMW Turner in 1815, depicting a timeless view of the valley from the higher side looking south. Local shops and facilities are to be found in Yelverton with the larger centre of Tavistock just a few miles to the north. Plymouth City lies less than 10 miles to the south.

Greatly improved by the present owners, the cottage retains much of its original character and charm. Recently, the cottage has had increased insulation to many of the internal walls and further insulation to the roof space among other improvements made to the cottage itself and the structure of the barn.

There are four first floor bedrooms, principal bathroom and en-suite to the main bedroom. The ground floor includes sitting room with wood-burner and French doors opening to the garden, kitchen with Aga (oil-fired), dining room with further wood-burning stove, hallway and utility room/WC.

OUTSIDE
The pretty gardens are enclosed and have the Milton brook, which bubbles through the village centre, running past. A gateway leads to a gravelled area of parking in front of the detached barn. The barn is two-storey and offers scope and potential for further development if required (subject to the necessary planning and building consents). It may lend itself to separate or ancillary accommodation, potentially suited for multi-generational living or air B&B. It might equally be utilised as office or workshop space.

The cottage is a lovely home in a pretty Devonshire village, ideally located for those seeking village life with access to all the rural pursuits associated with life in and around Dartmoor National Park.
