Property description & features

  • Tenure: Freehold
Warm, welcoming and with a wealth of space and character, Harvard House is a fabulous family home with over 3200 sq.ft of accommodation, offering five bedrooms and four reception rooms whilst set in beautiful wrap-around gardens with Rutland Water just moments away.

WELCOME ON ARRIVAL
Beyond the front double doors, the property’s bright and impressive, entrance hall serves as a central hub from which to greet your guests and gain access to most of the accommodation. With a hardwood floor underfoot, here you will find a useful cloak cupboard for hanging coats and stashing shoes together with a separate W.C, and you can’t help but gaze up in wonder at the double-height ceiling and bridged landing above.

A WARM RECEPTION
The living room, which is positioned from the left of the hall, is a particularly large room that is arranged around a Verine gas fire and decorative surround, with plenty of natural light being drawn from the large windows to the front and side and French doors leading out the rear garden.

WORK, REST OR PLAY
Returning to the hall you soon arrive at the study which is awash with light courtesy of the glazed French doors opening out to the rear garden. The ideal quiet space to see to work or studies free from distraction, although would also serve wonderfully as a snug or reading room.

DINE & RECLINE
To the right of the hall, is the formal dining room, which is an excellent entertaining space that can comfortably accommodate extended family and guests for social dinner parties and special occasions. Adjoining the dining room is a bright and spacious drawing room (currently configured as the lounge), featuring a vaulted ceiling, and fitted cabinetry together with a further Verine gas fireplace and decorative surround as the room’s focal point. What better place to retreat to after feasting with friends.

CULINARY HUB
The country-style kitchen diner features a comprehensive array of quality wooden units and drawers, topped in Quartz with an under-mounted sink, providing plenty of preparation space for the keenest of cooks.
Take in the views through two large, multi-paned windows framing multiple vistas over the garden and out to the countryside beyond.
A must-have for all busy homes, an affixed utility room offers further handy storage, together with space for white goods and a secondary sink ideal for muddy boots or paws.

REST AND REFRESH
With five spacious bedrooms and three bathrooms arranged on either side of the remarkable bridged landing, Harvard House provides room for all the family.

The principal suite offers spectacular views out over the garden and nearby fields, through its Juliet balcony doors which, when open will entice in a gentle breeze in the warmer summer months.
Take a moment to refresh in the adjoining ensuite bathroom and appreciate the bespoke 'Strachan' walk-in closet.

GROUNDS AND GARDENS
A pretty stone-built perimeter wall marks the front boundary of Harvard House, and there is a real sense of arrival as you pull onto the extensive paved driveway via a timber five-bar gate and arrive at the detached double garage.
Time to now discover the gardens. Wander along the front path from the driveway to the front door and admire the gentle rustle of the now established trees bordering a secluded lawn and breathe the fragrant aromas of the climbing rose on the home's stone elevations.

Step out of the home onto the large patio seating area. The perfect place to enjoy relaxed summer gatherings in peaceful privacy and in full view of the beautifully landscaped garden with its lush lawn and colourful floral borders. Careful design has ensured that this peaceful haven can be enjoyed throughout the day, whether it be coffee under the pergola in the morning sun or an early evening G&T in the summer house.

WHAT OUR VENDORS SAY
“I fell in love with my house the moment I looked around it 26 years ago and there is so much space both inside and outside. Whitwell is a lovely village just a 5-minute walk to Rutland Water and a short drive to Oakham and Stamford which is the perfect location. I shall be very sad to leave here but this beautiful house is now looking for a family who will make it their own home.”

LOCATION:
Whitwell is a small village in the East Midlands. It is in the county of Rutland, right in the middle of England and just over 2 hours by car from the centre of London and just off the A1, which runs between London and York. Rutland is a great place for a walk with little-known tracks, and country lanes and there is always a great village pub nearby. Rutland is the most rural county in England, so there are lots of places for dog walkers, and many local businesses welcome (and even encourage) you to bring your furry travel companion with you. Oakham is the county town of Rutland which has its own train station for access to other parts of the country by train. Depending upon which train service you take to Oakham, you can leave after work and be back in Rutland in 1.5 to 2 hours. Whitwell Harbour is a popular place for sailing and other water sports, and you can play some of the best golf in the world with sweeping views of Rutland Water. Rutland has a lot of bus routes making it easy to get around and visit nearby cities like Peterborough, Leicester, and Nottingham.
