GENERAL
West Mains of Greigston is an attractive compact mixed farming unit situated in a desirable location within rural Fife close to the sought after village of Peat Inn which is home of the renowned Michelin starred Peat Inn restaurant. The farm is located some 6 miles to the south east of the popular town of Cupar which offers a superb range of local amenities with a good selection of shops, supermarkets, pubs, restaurants and leisure facilities, while just a short drive away (some 7 miles) lies the ancient and historic university town of St Andrews, renowned worldwide as the “Home of Golf”. Thirty minutes or so to the north over the River Tay lies Dundee, which is home to Scott’s ship RRS Discovery and the V & A Museum. Dundee provides a comprehensive offering of city shops, services and amenities. Perth is just under an hour to the north west and Edinburgh is about a one hour drive to the south.

Surrounding West Mains of Greigston is some particularly fine countryside with a lovely mix of farmland, woodland, hill ground and river. The area is home to an array of wildlife and provides great scope for the outdoor enthusiast with walking, cycling and riding all readily available. There are many highly regarded golf courses in the area including championship courses at Carnoustie and the Old Course at St Andrews, both of which regularly host the British Open. Ladybank, The Duke’s Course, Kingsbarns, Elie, Lundin Links and Crail are also nearby whilst the wide open spaces of the Lomond Hills and the pretty fishing villages of Fife’s quaint East Neuk such as Anstruther, Pittenweem and St Monans are within comfortable driving distance. In terms of days out there are good sandy beaches at St Andrews, Elie, Kingsbarns and Tentsmuir, along with a number of popular National Trust for Scotland properties, including Hill of Tarvit, Falkland Palace and Kellie Castle.

State schooling is available locally at Largoward Primary School, and Madras College, St Andrews, with independent schooling being provided at the High School of Dundee and St Leonards in St Andrews. There are railway stations in Cupar, Leuchars and Ladybank with Edinburgh Airport about one hour to the south. The regional airport at Dundee offers a good selection of short-haul flights. Fife is well served by a wide variety of agricultural contractors, merchants, and suppliers, and there is a successful local machinery ring which can provide additional farming resources as required. Regular livestock sales are held at the markets at Forfar (32 miles) and Stirling Agricultural Centre (50 miles). Traditionally this area of Fife is known for its fertile land, capable of producing high yields of an extensive range of crops and the area is well suited to intensive cropping and livestock units.

DESCRIPTION
West Mains of Greigston presents an excellent mixed arable and livestock unit extending to approximately 112.65 Ha (278.36 Acres) located in an accessible location within East Fife. The farm has a substantial two storey traditional stone-built farmhouse which is located centrally within the holding and sits in an elevated position with views over the surrounding countryside. The holding benefits from an excellent range of modern and traditional farm buildings situated adjacent to the farmhouse which are readily accessible via a private farm road. The farmland is split into two separate blocks by the B940 public road, with the principal block of farmland surrounding the farmhouse and steading, and the smaller block located to the south east of the farm. The farmland is well suited to growing a range of cereal crops as part of a regular grassland rotation.

FARMING HISTORY
The current owner’s father originally acquired West Mains of Greigston in 1948 and the farming system has been centred on a mixed arable and livestock farming enterprise, with cereals and temporary grass grown as part of the rotation and with some of the grain and all of straw used for home consumption. The land has benefitted from regular applications of farmyard manure generated from the livestock enterprise which has historically comprised 45 cows, and 120 ewes plus followers, although stocking numbers have been reduced.

WEST MAINS OF GREIGSTON FARMHOUSE
The farmhouse is situated to the east of the steading and benefits from an elevated, southerly aspect with views over the surrounding countryside to the north and south. The farmhouse is approached via the farm road which leads from the public road. The farmhouse is of traditional stone construction under a pitched slate roof and provides spacious, well proportioned family accommodation over two levels with several period features and spacious public rooms on the lower level and a mezzanine bathroom and further 4 bedrooms and box room on the upper floor. Garden Ground
The farmhouse is surrounded by an attractive area of garden ground which is enclosed by a stone wall and is mostly laid to lawn interspersed with various vegetable patches to the front and east of the property. Yard Area, adjacent to the buildings there is a large area of hard standing used for fodder and machinery storage.

FARMLAND
The farmland extends to 112.65 Ha (278.36 Acres) in total, and is currently split into two separate blocks by the B940 public road with the principal block of farmland surrounding the farmhouse and steading, and lying to the north of the public road and bound to the north by the Wilkieston Burn. The second, and smaller block of farmland, is located to the south east of the farm, on the opposite side of the B940 and is bound to the south by the Bankhead Moss Nature Reserve. All of the land is either in arable or pasture but every enclosure has been ploughed. There are several smaller areas of woodland located throughout the holding which provide an element of shelter and amenity. The
farmland has predominantly been classified as being Grade 3.2, with some small areas of Grade 3.1 and Grade 5.2 located along the northern and south eastern boundaries of the farm respectively. The cropping has largely been based on spring and winter barley with a temporary grass rotation, with the remainder of the land down to pasture well suited to fodder and grazing purposes. The farmland benefits from an excellent level of access via a network of internal farm tracks or can be accessed directly from the public road. The arable land can be worked to a good depth and a continuous programme of ditching and drainage works, has ensured that the land is farmed to its maximum potential. In addition, a significant proportion of the existing fences and field gates have all been renewed in recent years. The fields are all well laid out and are of a generous size and can easily accommodate modern machinery with the majority of the enclosures having access to either mains-fed water troughs or natural source supplies, with the exception of fields, 15, 19, 20. The land is generally of a varying aspect lying between 110m adjacent to the Wilkieston Burn along the northern boundary to 176m above sea level at its highest point to south eastern boundary of the field 14.
