Welcome to Mill Lodge, a highly individual, and utterly charming home of much character. Originally converted by the present owner, and sensibly all on one level with views towards the river. The impression overall is one of light, with vaulted beamed ceilings and wooden floors. The accommodation is entered from the front door leading straight into the SITTING AREA with feature corner wood burner with raised hearth and double doors out to the front gardens. The KITCHEN/DINING AREA is fitted with a contemporary kitchen under an oak work surface, with appliances including a cooker (electric), fridge and dishwasher. There is a ceramic, twin bowl sink unit ad space as well as plumbing for a washing machine and tumble drier.

There are TWO DOUBLE BEDROOMS both with vaulted beamed ceilings and full of light with double aspect windows. Contemporary FAMILY BATHROOM in keeping with the style of the property is fully tiled and includes double shower attachment over the bath, pedestal wash hand basin and WC. Door leads to rear patio with raised sitting area overlooking the gently flowing river below.

Outside
Private historic COURTYARD leads to a little bridge with further gravelled driveway leading to Mill Lodge. On the left-hand side there is parking for 2 cars, wood store and wooden gate leading to a walled FRONT GARDEN. The REAR COURTYARD is accessed from Mill Lodge with built-in corner storage cupboard and raised wooden decking providing a secluded seating area overlooking the river below.

Location
Maiden Newton lies approximately 8 miles north-west of the county town of Dorchester and is situated in a valley where the River Hooke joins the River Frome. Interestingly, Thomas Hardy's name for the town was Chalknewton and he described the local coaching inn (now rebuilt) in his novel, "Tess of the D'Urbervilles". The village is particularly well serviced by several small shops, post office, public house and a number of eateries. It also has a doctor’s surgery, first school and railway station. The old branch line to Bridport is now utilised as a nature walk and it lies within an Area of Outstanding Natural Beauty. Many varieties of butterflies, birds and flowers can be found in this habitat. Maiden Newton is a quiet and pleasant centre from which to explore much of Dorset and Hardy's Wessex.

OnTheMarket may have applied supplementary data to this property listing, including:

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
