Situation - The Barn is situated on the edge of the popular hamlet of Kehelland between the A30(T) at Camborne West and the north coast. Indeed, the property is well positioned to access the north coast and its rugged clifftop walks as well as the surfing beach at Gwithian. The nearest town is Camborne offering a range of everyday range of facilities and amenities including a station on the London Paddington line.

The Barn And Adjoining Land - The 5 bay Barn with concrete floor is of clear span steel portal framed construction with block and coated corrugated metal sheeting elevations under a corrugated fibre cement roof with skylights and at the northern end are high vehicular double doors.

Outside, around the barn, are extensive areas and adjoining to the west, beyond a post and rail fence, is a fine pasture field with mainly hedge boundaries.

Town And Country Planning - Prior approval was granted by Cornwall Council on 8th September 2022 under Class Q, Part 3 of Schedule 2 of the Town and County Planning (General Permitted Development (England) Order 2015) Reference PA22/06636 for the conversion of the Building to create a substantial modern four-bedroom residential dwelling.

A copy of the relevant planning documentation and associated drawings are available on request from Stags Truro office or can be viewed on the .

Directions - Travelling westbound on the A30 (T), by-pass Redruth and at Camborne West take the slip road to the left onto the A3047. Take the right-hand lane towards All Other Destinations and turn left. At the roundabout take the third exit towards Redruth and drive over the A30(T). After about 100 yards bear to the left towards the Crematorium. After a few hundred yards follow the road around sharply to the left towards Kehelland. Drive to the next junction. Turn right and drive down the hill through Kehelland. Pass the Kehelland Trust Plants and Produce Centre on the left-hand side and after about a further 40 yards, turn left (unsignposted). Drive through the national speed limit signs and continue up the hill and take the first turning on the right into a stone chipped lane. Drive along the lane, through an open yard and the barn will be seen to the front on the far side.

Services - Water: It is envisaged that the Purchaser may sink a bore hole within the grounds. The Vendor will grant all necessary rights to trench and lay a water supply over the adjoining field to the north in order to lay, if desired, a mains water supply from the north-eastern corner of the field, subject to making good all damage caused. The Vendor will reserve the right to lay additional alkathene water pipes in the trench and in exercising this right would then contribute 50% of the cost of digging the trench across the field.

Electricity: There is a mains electricity pole close by.

Drainage: Private drainage systems will be necessary and these are to be contained within the boundaries of the property.

The availability for connection to services has not been checked or tested.
