DESCRIPTION
High Portling House is now an impressive contemporary house. Originally the property was constructed in the 1850’s and formed a traditional 1 ½ storey cottage which was then extensively extended in the 1950’s by the well-known McAlpine construction company. In more recent years the cottage has been fully renovated and further improvements have also been made throughout the main house which include the formation of the now large main family kitchen. All of the renovations have been carried out to a very high standard. The property allows for the possibility for further adaptations that could be made to the first floor office and studio spaces to create further living accommodations or become further bedroom suites.
Throughout High Portling the accommodation is mainly to the front of the property which makes the most of the spectacular views to the Solway Firth and Lake District beyond and allows the natural light to flood through the property. Externally there are spaces within the gardens to spend time outside, again to enjoy the spectacular views and enjoyable climate.

Please note that entry will not be before 22nd November 2022.
All fitted carpets and most window dressings will be included within the sale.

SITUATION
Portling is a small hamlet situated one mile from Colvend on the breath-taking Solway Coast incorporating a stony beach at Port O’ Warren and a very ;arge sandy beach at Portling itself. Colvend village has a well-stocked village shop, a primary school, church and a village hall which hosts a variety of events such as local produce markets, a post van 3 times a week, and is on a regular bus route. There are regular community activities at Colvend Hall.
The area offers wonderful sporting and recreational opportunities and is well known for its mild climate and long growing season. There are numerous lochs and rivers locally providing fishing as well as salmon and sea trout fishing on some of Dumfriesshire’s larger rivers such as the Nith and Annan. Colvend golf course is situated nearby whilst the championship course of Southerness is only eight miles to the east. The area is also ideal for cycling along the country roads as well as mountain biking in the nearby forest parks of Dalbeattie and Mabie which form part of the nationally renowned Seven Stanes routes.

Communications to the area are good. There are mainline railway stations in both Dumfries and Lockerbie, providing excellent links to both the north and south. The M74 motorway network is 45 miles distant, and there are regular flights to other parts of the UK, Ireland and Continental Europe from Prestwick Airport 69 miles north, Glasgow 101 miles and Edinburgh 103 miles.

OnTheMarket may have applied supplementary data to this property listing, including:

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
