Why you’ll like it
One can only imagine the luxury of owning one of these imposing yet beautiful mansion houses when they were built in the 19th Century as one residence. Almost all have since been converted into separate apartments, but they still command an air of grandeur today.

You approach the house over a neat brick driveway to where the original steps sweep up to a grand portico entrance. The house appears to have been extended when it was converted into apartments, yet the architecture is in keeping with the original character of the building. The communal ways are well maintained with stairs leading up to your floor. Due to its top floor position, this flat has a spacious landing within the communal hall which is not passed by the other residents.

Upon entry you step straight into the incredible living room with a vast window running along its southerly wall framing striking treetop and rooftop views to the south. This brings in a wonderful light throughout the day while forming a stunning and ever-changing backdrop to dine to. There is ample space in here for entertaining and relaxation, while the bedrooms are also sizable spaces should you wish to use them as reception rooms depending on need.

A corridor runs east passing several deep storage cupboards to reach the bathroom accessible down a few steps. This uses a modern take on a period style with wood panelling in heritage tones and pattered floor tiles to complement. The suite and fittings feel traditional and there is a shower over the bath. A modern touch is the underfloor heating which keeps your toes toastie during the cooler weather.

The kitchen is galley in style, although in a building of this size it feels bright and airy with a pretty stained-glass window adding a pop of colour and character. While the oven and induction hob are integrated, the under-counter fridge, freezer, washing machine and dishwasher are freestanding – although they may not be included with the sale.

Both bedrooms are incredibly spacious; one with a feature exposed brick wall and the other with a gloriously wide bay window looking out to leafy views. Even with king size beds and seating areas, the floor space is not compromised, so each room would be ideal to add a work space if need be.

Agent’s thoughts:
Well-designed for a Victorian conversion, this is a fantastic property which has clearly been very well-maintained. The views will never tire, and you get the best of both worlds living here with the peace of the park alongside easy access to the city.

Owner’s secret:
I have loved living here. The bird sounds from the surrounding greenery and the peace and beauty of the park will stay with me always. Living an active lifestyle, I have been able to access all of the things I enjoy by foot or bike and with easy access to the trains and motorway if going further afield. There is also good food and coffee nearby. It served my needs very well and I am happy to pass it on for the next persons enjoyment.

Where it is
Shops: Local 4 min walk, city centre 15-20 min walk
Station: Preston Park, Brighton and London Road station 12 min walk each
Seafront or Park: Preston Park opposite, seafront 10 min drive
Bus route: 2 minute walk that gets you access all across Brighton.

Closest Schools:
Primary: Downs Infant and Junior Schools
Secondary: Varndean and Dorothy Stringer, Cardinal Newman RC
Private: Brighton College

This is a fantastic flat in a popular location which is well served for shops, parks and schools. There are plenty of local green spaces and great transport links, yet you are just a short walk from everything this vibrant coastal city has to offer. The A23 and Stations are also within easy reach, for those requiring fast links to Gatwick or London on a daily or weekly basis.
