Situated around 4 miles to the east of the City of Hereford, at the edge of Bartestree is this barn conversion. On entering the property you will be greeted by the entrance hall with its sweeping staircase, hardwood flooring and access to all the downstairs rooms.

To the left is the kitchen/breakfast room with its wall and floor fitted units, room for a range cooker, central island with breakfast bar and flagstone flooring. This flooring flows through the double doors which lead into the dining room with its access to the rear garden.

There is a flow to the ground floor as you pass through another set of double doors into the 7½ metre long main reception room. This room has enough space for plenty of seating and even another table and chairs for another place to eat. It has a beamed ceiling and more of the hardwood flooring as seen elsewhere on the ground floor. It also has access, through some more double doors, to the garden.

The ground floor is completed by a wc, a storage cupboard under the stairs and a separate study which would serve equally well as a children’s play room or snug.

On the first floor are four of the six bedrooms - three of which share the use of one of the family bathrooms. The fourth has its own en suite with double shower cubicle and storage. This bedroom also has a door with a covered set of steps outside taking you to the side of the property, ground level.

It is currently in use as an office but, with some simple reconfiguration, this whole floor could be made into a master suite. Difficult as it is to tear yourself away from the inside, you will also want to see the enclosed garden.
