Rooms

Natural Light
Situated on Brook Avenue in Ascot, the beautiful building, which has a colonnaded portico entrance, was converted approximately eight years ago into luxury apartments. Work was carried out carefully in order to retain the essence of the old mansion house while also creating homes that offered easy living. "There are very high ceilings and the windows in the drawing room and kitchen are south-facing. This means most of the main area of the apartment is filled with natural light from about 6am right through until 4pm, when it moves round to the front," she explains.

Stylish Interior
The apartment, which has a designated parking space, has been designed to offer well-proportioned accommodation. From is entrance hall, there is access to the main reception areas. The lobby opens into a spectacular drawing room, which features a beautiful bay window and attractive fireplace. This spacious room would be ideal for anyone who enjoys entertaining. It could be arranged with formal dining furniture as well as comfortable seating and leads through to the kitchen, where there is another bay window and space for a breakfast table and chairs. The kitchen is stylish but offers good, practical space, with modern units, work surfaces and integrated appliances. "I had this refitted with white units and cream granite work surfaces," she adds.

Elegant Touches
Wooden floors run throughout all the main reception space and bespoke plantation shutters have been fitted. The master bedroom, which benefits from an en suite shower room, is also on this level, along with a family bathroom. Two additional bedrooms can be found on the floor above. "I love the master bedroom because it is so spacious and has its own shower room but having the two additional bedrooms does make it very easy to have people to stay," she observes. "It also offers great flexibility as these rooms could be used for other purposes if required."

Excellent location
Edenbrook is in an exceptional position. "Everything you need is close by," says the owner. "The apartment is close to good state and private schools. It is within walking distance of Ascot Station, for anyone who needs to catch a train into London for work and it is also near Ascot High Street." Ascot High Street offers a wide range of local shops, restaurants and cafés. "The racecourse is also close by, which is a major attraction," she adds. "There are lots of different sports to enjoy in the area too, including Windsor and Wentworth golf clubs and the Royal County of Berkshire Polo Club at Winkfield."

Out and About
There is good access to the M4, M40 and M3, as well as to Heathrow and Gatwick airports. It is within easy reach of Windsor, which is known for its independent shops, cafés and restaurants, and to Bracknell, with its brand new Lexicon shopping centre. Those who enjoy the great outdoors will also be able to visit places such as Ascot Heath - where they can walk when the races are not on - Windsor Great Park, The Savill Garden and Virginia Water: these are all popular destinations for those who enjoy walking, running or cycling. Swinley Forest, an area of approximately 2,600 acres and famed for its natural beauty, is also favoured by those who like to explore the area. "We do also have the communal gardens here," she adds. "These are very well maintained and can be enjoyed by those living here if they wish to sit out in the sunshine."

Setting the scene
The nearby village centre of Ascot and Sunningdale cater for day to day shopping requirements, while Windsor provides comprehensive recreational and shopping amenities. The area is well known for boutiques, bars and traditional country public houses and boats some of the finest restaurants with Coworth Park and The Wentworth Club. The area is fortunate to have some of the best independent schools including St Georges school, LVS, St Marys Ascot. For international schooling TASIS (The American School) and ACS (American Community school) are both in the Egham area.
