Situation
The Estate is situated on the southern edge of the village of Binsted. a small and popular Hampshire village. Binsted benefits from excellent transport links from the A31 to the north and A3 to London and beyond. To the north east is the popular Surrey town of Farnham which provides a wide range of shopping facilities, schools and recreational activities. To the south west of Binsted is the Cathedral City of Winchester, providing a wider range of cultural highlights, leisure activities and schools.

Hay Place
Hay Place is an attractive detached house of brick and stone construction and is thought to date back to the mid Victorian era. In the 1950’s it was extended in a very sympathetic way, adding large entertaining rooms, kitchens and the majority of the bedrooms. The house currently uses the estate drive which winds past the cottages and into the west facing parking area at the front of the house. Gardens & Grounds
The gardens at Hay Place are exceptionally quiet and private. The kitchen garden slopes up away from the house to large south facing wall, perfect for growing any number of fruits and vegetables. The main garden sweeps around the house and is divided by mature hedges which focus the eye over the hanger and the wildlife beyond. There is also a lovely private wooded path from the house down into the hanger and the farmland. There is a swimming pool and tennis court, however these both need to be brought back to a working condition.

Farm Buildings
Lying to the south of the house are the beautiful period farm buildings, thought to date back to the mid-Victorian era. They consist of a number of car ports, a spacious shoot room and a large barn that has been used in the recent past for family weddings and events.

There are also three more modern farm buildings which are in need of some work but are still used for farming, storage as well as a vehicle store for agricultural and shoot vehicles.

Hay Place Cottages

The Goldings is a beautiful traditional cottage of brick and stone construction similar to Hay Place. The house is let on a common law tenancy as a holiday cottage and has three bedrooms and one bathroom.

Piplands Barn
Piplands Barn is a lovely traditional barn located away from the rest of the buildings but with good access along a track. The barn would make the most beautiful holiday cottage or shoot lodge, subject to gaining the necessary consents.

Farmland
The farmland at Hay Place is divided into three very distinct parcels. The land surrounding the house, cottages and farmstead, is classified as Grade 2 agricultural land and is exceptionally well suited to growing a range of cereal crops and there are potatoes in the current rotation. The land is freely draining lime rich loamy soils.

To the north is approximately 102 acres of mainly arable land, the majority of which is classified as grade 2 with some grade 3 land. This land is similar in nature to the land around the house in that it is largely free draining lime rich loamy soil that has also been known as upper green sand.

The Eastern part of the farm is known as Wheatley Farm and consists of about 215 acres which is a combination of pasture, arable and woodland. The higher ground is cultivated for cereals and unirrigated potatoes are part of the current rotation. The topography and mixture of pasture lend this part of the farm to sporting uses and indeed the majority of the shoot is based here.

Shoot and Conservation
The Hay Place Estate is rich in natural diversity and provides a range of arable, pasture and woodland. The shoot has been run in conjunction with farm tenant over the years and has provided some excellent sport. This arrangement could continue or the new owners could create a good family shoot with some well-developed drives. The undulating topography of the estate lends itself to providing excellent sport.
