The property is positioned with frontage onto Stowmarket Road towards the north western outskirts of the small town of Needham Market being approximately 400 yards from the Town Centre.

Towards the opposite end of the town there is also a small local rail station, and a petrol filling station and a doctors’ surgery.
The town is bypassed by the A14 trunk route which is approximately 1.5 miles distant.
