The spacious sitting room has a lovely bay window with three sashes and double glazed windows. It looks out onto the front garden which we have planted up with pink hollyhocks. Beyond these you can see our neighbour’s garden and then across the valley towards Bathwick. There is a gas fire with an oak mantelpiece. The sitting room opens into the dining room which has a hard wood floor and there is a large understairs cupboard which could be converted to a downstairs cloakroom with the necessary consents. Throughout the whole house there are high ceilings, and it is a very light house. The dining room leads into the kitchen which has slate flooring. There are solid oak worktops over black cupboards with frosted glass inserts, an electric cooker, 5 ring gas hob, recently replaced new sink with spray tap and space for dish washer, washing machine, and fridge freezer. The kitchen has a side door which accesses the lower courtyard and looks out over this space, where we store the hosepipe. Steps lead to the upper courtyard which has a high wooden fence, and plenty of space for a table and chairs as well as plants in pots. We often sit out in this sunny spot in the evenings as it is very secluded and peaceful. There is gated access at the back too.”

“Upstairs there are two double bedrooms. The principal bedroom is at the front and has stunning views out over Bathwick Hill and beyond to the hills through the recently replaced double glazed windows. We have added shelving and there is room for two wardrobes and a king size bed. The second bedroom is currently used as an office with room for two desks there and looks out over the courtyard, with new windows. The bathroom at the back has slate flooring, a very large walk in shower and separate bath. There is a large, boarded loft above; several of our neighbours have converted this to a third bedroom, so this could be done with the relevant consents.”

“Our road is very friendly and quiet, as it is a no-through road. The neighbours arrange a street party every year and a Halloween party. There is no resident’s parking. It is very close to Morrison’s – 0.2 miles. Larkhall village is 0.6 miles away with the excellent butchers, bookshop, the Co-op, Ma Cuisine, Thai takeaway, Italian deli, bakery, pet shop, traditional hardware store, florists, hairdressers and two pubs, as well as the Rondo theatre. Alice Park is 0.8 miles away with tennis courts, children’s playground and excellent café. It is easy to get out of Bath along the canal at the back of Morrisons. In addition, it is easy to get into the centre of town along the London Road, past the independent shops in Walcot Street and to Waitrose and the many unique shops, bars, restaurants and galleries that Bath has to offer. Local schools include St. Stephen's and St. Saviour’s Church of England primary schools.”
