Description
Poplars Farm House is one of a small collection of period farm houses which make up this peaceful hamlet, formerly part of the Beninbrough Hall estate. Situated in a picturesque stretch of countryside, close to the end of a no through road, the house occupies an elevated position on the banks of the River Ouse, with a terrace garden and land leading down to the river itself.
Whilst the property is believed to date from the early 1800's, it was comprehensively refurbished in the early 2000's, updating the services and improving the flow and appearance of the building, each of the rooms having a full makeover but not at the expense of the original features.
This is a large house but not sprawling, every room being of near perfect proportion and blessed with delightful views of the river banks and beyond. There is just the right balance of period features, including ceiling beams, timber sash windows and feature fireplaces, complimented by traditionally styled modern fittings, such as a painted oak shaker style kitchen complete with Aga, York stone and travertine tiling and ledge and brace internal doors.
The accommodation would certainly suit a mature or growing family based on the size and number of living spaces and the bedroom bathroom combination. With five good sized bedrooms, three bathrooms and two additional flexible rooms in the loft space.
One of the clear highlights of the property is the setting and outside space. Occupying an elevated position on the banks of the River Ouse, the house enjoys uninterrupted views across the river and open countryside to the south and east. Lawned gardens envelop the property, a block paved terrace flanking the south and east elevations. Beyond a retaining wall, the grounds undulate down to the river bank, dotted with specimen trees but predominantly laid to lawn, extending to about 1.17 acres in all. To the front of the house (north) is a further stretch of lawn bordered by mature conifer hedges, dissected by a gravel driveway terminating at a parking area and separate double garage.
Location
Beningbrough village is a peaceful hamlet about eight miles (10 km) north-west from York city centre. The parish, which includes Beningbrough Hall and Park, is bordered at the south-west by the River Ouse. Across the banks to the south is Poppleton and just to north the village of Newton on Ouse, both of which have good local facilities. The market town of Easingwold is a short drive away (about nine miles) and has an excellent range of shops and services.
York is equally accessible, via the A19, and offers a great selection of services, including a mainline station with links to London and Edinburgh, numerous state and independent schools, cultural attractions and of course fabulous shopping facilities.
Few houses offer such a rural setting in a such a convenient position for day to day amenities.
Solar panels were installed in 2012 and they come with the house. British Gas pays roughly £1600 a year for what they generate.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 15, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
