5 Caradoc Meadow
Sellack, HR9 6GJ

An entirely enchanting landscape surrounds this idyllic country home which offers peace and tranquillity with wonderful scenery and views of the River Wye. The detached, four-bedroom residence boasts approximately 2.5 acres of meadow and woodlands and is situated within an exclusive development of just six properties, nestling on the private Caradoc country estate which is set in within the Wye Valley Area of Outstanding Natural Beauty.

The spectacular residence has been finished to exacting standards; craftsmanship, quality and attention to detail have been paramount and the home has been beautifully enhanced and extended.

Location
Caradoc Meadow is set in a totally tranquil corner of south Herefordshire. From the property, there is a myriad of beautiful walks that lead through the delightful countryside and around the River Wye.
The home offers a unique position of stunning scenery, with views across its meadow and extensive woodlands with far-reaching views of the Wye Valley and countryside beyond.
The Caradoc Estate is set in the sleepy village of Sellack which boasts an excellent country pub, The Loughpool which is renowned for its fine dining. In recent years, its chef-owner has also set up an on-site artisan bakery which produces many delectable goodies.
Sellack also has a village hall and a very striking church, St Tysilio's, which is set within the meadows in the Wye Valley Area of Outstanding Natural Beauty.
The neighbouring village of Hoarwithy includes another rustic country pub - The New Harp Inn - which also houses a village shop. A short distance away in the idyllic hamlet of Carey, there is also The Cottage of Content, a hidden gem that garners consistent rave reviews online.
In terms of schooling, Caradoc Meadow is equidistant between two primary schools; Kings Caple Primary Academy - which has an 'Outstanding' Ofsted grading - and Bridstow Church of England Primary School, which has a 'Good' Ofsted score. For secondary education, the nearby market town of Ross-on-Wye (approximately 5.5 miles away) offers John Kyrle High School but further private schooling options are found in the nearby towns of Hereford and Monmouth.
The market town of Ross-on-Wye offers a wealth of other amenities, including various supermarkets, an assortment of restaurants, pubs, independently-owned shops, nationally-renowned retailers and leisure facilities. The cathedral city of Hereford (roughly 10 miles away) gives an even wider range of shops, supermarkets, leisure facilities, bars and restaurants.
While the property is encircled by unspoiled countryside, it also benefits from being within good reach of excellent transport links; the A49 is only two miles away, while the A40 and M50, both accessible from Ross-on-Wye, both take around five minutes to drive to.

The home at a glance
This beautiful property was constructed in 2011 by Freemans, a well-renowned local builder. The property is a mixture of Herefordshire stone with K-rendering and has a black slate roof.
The main entrance to the property leads into a welcoming enclosed porch which is presented in a neutral palette and this immediately sets the scene for this stylish and elegant home. The smart reception hall has solid wood ash floors and a solid wood ash staircase that winds to the galleried landing. The cloakroom is fitted with a two-piece white suite.
The extremely spacious sitting room has an elegant flair and offers a light-filled living space with a feature fireplace housing the wood-burning stove. Double doors from here flow into the garden room.
The high-specification kitchen is fitted with contemporary-style, high gloss cream units with granite worktops and there are several quality appliances, including a Rangemaster induction electric range, a Samsung three-drawer American-style fridge freezer and a Neff integrated dishwasher.
The beautiful Porcelanosa tiled floor in the kitchen flows through to the fabulous open-plan dining area/family area/garden room where one is met with the full impact of the impressive and stylish living areas. Thoughtfully created, providing spaces for entertaining and dining with family and friends. There is a bespoke 'duck egg'-coloured entertainment unit that dominates one wall. The whole area is flooded with light from the wall-to-wall windows and two sets of French doors, both fitted with Phantom screens. A lovely addition is the stylish white wooden plantation shutters that are fitted to the windows and french doors.
The well-thought-out design cleverly draws the outside space into the home with the nature of the garden and the indoor living spaces working seamlessly together.
A utility room is also accessed from the kitchen and is fitted with cream units and a granite worktop. There is a Belfast sink with a mixer tap, plus a Bosch washing machine and a Bosch tumble dryer. From the utility, a courtesy door gives access to the rear of the property.
The spacious galleried landing is complimented with a fitted desk unit.
The master bedroom has triple built-in wardrobes and includes an en-suite, which is fitted with a two-piece white suite and has a double shower cubicle with a power shower.
There are three further double bedrooms, two of which have double-fitted wardrobes.
A light and contemporary large family bathroom is fitted with a three-piece suite and a separate shower cubicle.
All bedrooms and bathrooms are fitted with Phantom screening.

Outside
In terms of parking, a block-paved driveway leads to the new garage which has been fully insulated. It also has a pitched roof, offering storage space, as well as a remote-controlled insulated garage door.
The flagstones at the front of the property meander to the side and encompass the rear of the property where there is a lovely fountain which is controlled by a timer. This offers a great spot for al fresco dining and relaxing while taking in the peace and serenity of the meadow and woodlands. It also offers an ideal spot for the many species of wildlife that frequent this idyllic setting.
The grounds of the property extend to approximately 2.5 acres of meadow and woodlands.
