Oak Lodge is a nicely tucked away, accessed along a little lane just off Park Road.
The property was built about 11 years ago by a local builder and as the name suggests, a good deal of Oak was used in the build. The owner is now embarking on another project and is offering the house with No Onward Chain.
From the town centre, head towards Peoples Park (North) and just after Belmont Road (on the right), you will see a little lane on your right. The house is tucked away at the end of this lane and is a surprisingly quiet and peaceful position. The house itself offers comfortable accommodation, and a one bedroom annex on the ground floor, which has utilised the majority of the converted garage, utility room and study, to form a ground floor annex.
An attractive storm porch, leads into the entrance hall which has a coats cupboard and stairs to the first floor. To the right is the sitting room and straight ahead is the kitchen. The sitting room is a pleasant room with an attractive fireplace with an inset wood burning stove. Glazed double doors open to the dining area of the kitchen, from where there are glazed double doors to the rear garden, so plenty of light is drawn through to the sitting room.
The kitchen dining room is a lovely room, with granite work surfaces, a central island unit and solid oak base and wall units. This really is a good solid kitchen. There is plenty of space at the dining end and as previously mentioned, doors lead out to the garden. A door from the kitchen leads through to an area that would be very suitable for an annex. Originally this area comprised a utility room, a cloakroom, study and integral garage. The majority of the garage has been converted into a ground floor bedroom with a shower cubicle to one corner.
Upstairs, a spacious landing gives access to four double bedrooms, a single bedroom and the bathroom. The largest double bedroom has an en-suite shower room.
Outside, a five bar gate opens to a large parking area and the majority of the lawned garden lies to the front and side of the property, both of which are very private. Accessible from the French doors in the dining room, a patio with a wisteria covered gazebo, provides a beautifully shaded area - much needed in a hot summer - and a sheltered area for relaxing evenings. To the side of the house is a large timber garage, with a further timber store behind.

Broadband availability and predicted speed: obtained from Ofcom on February 15, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 15, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 2, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
