Description

Sanddancer Cottage is an attractive property which was built and completed by the current owners in 2011. The house occupies an elevated plot and has accommodation over two floors with the living accommodation at first floor showcasing the panoramic views from the main reception room and kitchen area. At the heart of the house is the first floor living space where there is a large open plan sitting room and dining area with kitchen, separated centrally by a wood burning stove. Off the dining area are bi fold doors which give access to the upper terrace. The kitchen is fitted with a range of modern units with integrated appliances which include an induction hob with extractor fan above, fridge / freezer, dishwasher, Zanussi oven and grill and a coffee machine. Also at first floor level is a bedroom and adjacent cloakroom with WC and wash hand basin.

On the ground floor are three double bedrooms with the principal bedroom benefitting from an en suite bathroom as well as having double doors which open out to the garden. There is a bathroom with shower which is situated opposite and next to the other two bedrooms. At the end of the corridor is a utility room which links with the garage.

The main portion of garden sits to the west of the house and is mainly laid to lawn, but there is a terrace for outdoor dining and alongside is a hot tub. There are colourful borders and steps which lead up to a raised sun terrace where wonderful views to the coast can be enjoyed. Off the dining area is a large east facing terrace with further incredible views over the immediate countryside and coast.

On the east side of the house is parking for several cars and there is access here to the garage.

Location

Sanddancer Cottage is set in a beautiful coastal location on the outskirts of the historic village of Coldingham. The house sits elevated above the coastline with a panoramic view over the surrounding countryside and coast.

The local village has a real sense of community and excellent local facilities. There are two lively pubs along with a restaurant and traditional takeaway, and a convenience store on the High Street, all within less than a mile. Berwick-upon-Tweed and Eyemouth both offer a broad range of supermarkets, shops and professional services and are only a short drive away.

There are wonderful cliff top walks at St Abb’s Head and sandy beaches at Coldingham Bay (0.3 miles) and Cove, all within walking distance. The Berwickshire Coastal Path is near to the house and offers stunning walks along the rugged coastline. The property is well placed to take advantage of a variety of outdoor activities and country pursuits including horse riding, golfing, fishing and shooting, and the area has a rich historic heritage.

Local primary and secondary schools are available in Coldingham and Eyemouth respectively. The independent Longridge Towers School is located just west of Berwick-upon-Tweed and there are many private schools in and around Edinburgh.

Edinburgh and Newcastle airports offer domestic and international services and there are mainline railway stations at Berwick-upon-Tweed (13.5 miles) and Dunbar (19.5 miles) providing regular train links to London and Edinburgh. There is also a new station opening at Reston (4 miles) in May 2022 which will provide services to the north and south. The A1, the principal eastern arterial route linking north and south by road, is less than 4 miles away.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
