LOCATION
Within a short walk of the beach, the property is located in the popular village and community of Hele Bay on the eastern outskirts of Ilfracombe within 1 mile of the town. THE PROPERTY
This is an original 16th Century Watermill which has been magnificently restored and now operates as a working watermill and tourist attraction with a wealth of information and interesting machinery to view. Indeed the Old Mill is the only working watermill in North Devon and was restored in 1974. There is a wealth of information and local history displayed in the Mill relating to the use of property. Opposite the Watermill is the 2 bedroom character cottage and adjoining this is a 25 seater tearoom and tea gardens providing in all around 110 seats.
The cottage is believed to have been converted in around 1996 and provides a first floor lounge and first floor bedroom, ground floor kitchen/diner, second bedroom, bathroom/WC. This cottage is used as a holiday let but previous owners of the Mill have lived here on site. The cornmill has accommodation on 3 levels and also operates as a free to enter Museum with many original artefacts and items of machinery. The original water wheel is operated from the leat.

The current owner built an open plan covered tea garden and a disabled toilet for customers use. The entire property is approached from its own private (part shared) driveway and within the curtilage there is private parking and a pleasant orchard and tea garden. Opposite the private drive are 3 intercommunicating workshops/stores as well as a single garage with up and over door.
Part of these buildings now operates as a small audio visual room where customers can watch a video of the history of this working Mill. The other parts are currently used as a petting shed for rabbits but could be used for a number of purposes.

This business has been carefully and lovingly developed by the current owners who have created a popular venue for homemade cream teas and light lunches including cakes made with flour from the Mill itself.
