Old Mill is formed around a charming, listed Grade II, six bedroom family home that dates back to the Norman times. It was then remodelled in 1613, seven years before the Pilgrim Fathers set sail aboard The Mayflower. The property was purchased by the current owners' family in the 1970s and prior to that had been in the same ownership for at least 120 years. In addition, there are a double garage with a studio above, a large millpond with its own private marina within, foreshore around the millpond which is mainly laid to grass, an orchard and woodland. The entire property, extending to about 7.64 acres and offers an extremely rare opportunity to own an idyllic, estuary property on the south Cornish coast. The hamlet of Anthony Passage is quiet and tranquil and yet offers a thriving community all year round. The mill pond attracts a huge variety of wading birds and is a haven for wildlife.
Old Mill is accessed off the no-through lane in Anthony Passage. The property has a solid wooden, electric gate that leads into a spacious parking area above the mill pond. The main house is accessed via steps up to the porch that leads through to a hallway with stairs. The sitting room enjoys views out across the estuary on three sides and has oak floors and a wood burner. The cloakroom and WC also has estuary views and the kitchen/breakfast room has estuary views on two sides. The kitchen has induction hobs and electric ovens with granite work surfaces and a central island. The dining room also has estuary views on two sides and a secondary staircase that leads up to the first-floor landing. A door off the dining room leads out to a charming courtyard behind the house with pedestrian access onto the lane. A corner door off the dining room links through to the morning room that has a working open fire. This room, in turn, leads through to the study with a third set of stairs up to the first floor. Off the study are the utility room and boot room. Beyond the study is the reading room where there is the fourth set of stairs up to the first floor. The reading room has a wood burner and there is also a door that leads out onto the front terrace and parking area. Beyond the reading room is the bar and WC/cloakroom.

The first floor is divided into three separate areas. The principal bedroom has a family bathroom beside it, with both a bath and a shower. It is situated above the sitting room and has water views on two sides. Beyond this are two further bedrooms and separate WC. One of the bedrooms has an en suite shower room. Secondary stairs lead down to the dining room. The third staircase leads up from the study to the fourth and fifth bedrooms, one of which as an en suite bathroom (with both a bath and a shower) and the other has an en suite shower room. The fourth staircase leads up from the reading room to the sixth bedroom that has bath in the bedroom and a shower room next door. Both the fifth and sixth bedroom enjoy water views.
Outside there is a terrace at the rear with the gate leading out onto the lane. Steps lead down to the grass lawn with a small orchard and a stone quay running along the entire length with an entertaining area and a barbeque at the far end. The view from this waterside terrace looks across the creek to Church Down Country Park on the far side.
Underneath The Old Mill is a large storage space that does occasionally flood. The detached double garage has a studio above and there is plenty of parking in front of the garage for a number of vehicles or boat trailers.
The mill pond has a private marina and its own floating pontoon. Surrounding the mill pond on two sides is a lovely expanse of grass running the entire western boundary. At the far end is the railway viaducts below which is a grass lawn and woodland which is perfect for entertaining and enjoys some of the best views from the property. There are two summer houses, an old boat house and a natural slipway.
