What we say at The Zoe Napier Group

Sitting completely on its’ own within a nature reserve in the heart of Epping Forest, it is difficult to convey just what an extraordinary setting this property is situated within. Nestled in the centre of its’ 2.75 acre grounds (stls), the property offers scope to expand if required (subject to the necessary consents), whilst the detached annexe with office over offers the opportunity for multi-generational living.

What the owners say

We will be very sad when it comes to leaving here. We have had fabulous times here and it has been a brilliant place to live. To have had the benefit of being in the middle of forest and yet within a short drive of Epping town centre and station has been fantastic.

History & Background

The property is believed to have been constructed in 1914 and was originally part of The Gaynes Park estate until the construction of the M11 in 1975 when the property become accessible via a separate access point to the rest of the estate. More recently the single storey dwelling was converted into a chalet bungalow adding three/ four bedrooms and an en suite bathroom to the master bedroom on the first floor, with the addition of the self-contained annexe which has a useful home office over and has been recently fully refurbished by the current vendors to a very high standard and provides excellent ancillary accommodation.

Setting & Location

The property is very secluded and nestled just off Garnon Mead, just off of Coopersale Common. Accessible via private electric gates on a no-through private road really makes this a stunning place to live. The property occupies a much sought-after position in Epping that benefits from being close to major transport links, such as the M11 and M25. Epping Station (Central Line) is also a short drive away, giving you direct access into Central London within an hour. Epping High Street is close by and has a parade of shops, pubs and restaurants whilst having easy access into Epping Forest. The property is surrounded by open green spaces and lush countryside for outdoor activities for the whole family to enjoy. If it is good schools you are looking for, there are several well-regarded state and private schools within easy reach. Local leisure facilities include golf courses, sport clubs and sport centres.
