The land provides a level surface, surrounded by mature willows, with internal access roads and refuse storage area. The site is bordered by a timber post and rail fence and Sandon Brook runs along the eastern boundary with views over arable farmland. The River Chelmer is to the north and west.
The caravan park includes an additional 3.5 acres (1.4 Ha) of land to the west of Hammonds Road, bordering the River Chelmer with in excess of 400m of river frontage and single bank fishing rights. The land has a separate access off Hammonds Road. A public footpath runs from the road along the southern boundary.
