Description
Rock House is a handsome stone house under a tiled roof which incorporates 3 small gables. Believed to have been built about 1832 it totals around 2,489 sq.ft. on 3 floors with double glazing and gas central heating. This accommodation is very flexible and there's lots of living space plus 5 bedrooms and 3 bathrooms. Note - some improvement works are necessary.

Ground floor
The front door opens a pleasing hall with double doors opening further into the rear hall which has a staircase and a door opening into the sitting room. This is a large room with a double aspect. It was probably originally two rooms and has at least one blocked off fireplace. Double doors lead through to the dining room which has a French door to the garden and also a doorway through to the back of the kitchen. The kitchen and breakfast room is the heart of the house with plenty of room for a table and chairs- next to the window and enjoying the views. The kitchen area has a good range of units, with recessed lighting, worktops, and appliances including a range cooker and a dishwasher. A door leads into the inner hall (with store cupboard), utility room (space and plumbing for a washing machine) and a cloakroom.

First Floor
The staircase leads to a large central landing with a spiral staircase to the first floor and a glazed door to an inner landing.Accessed from the central landing are 3 bedrooms, 2 being at the front of the house. One of these has a range of fitted wardrobes and cupboards and also an en suite bathroom. The inner landing serves a bedroom and bathroom. The bedroom having double French doors into the garden. The adjacent refurbished bathroom is very impressive and has underfloor electric heating.

Second floor
The staircase leads to a small landing and a doorway into a very generous suite with a 29ft. bedroom with Velux windows and an en suite bathroom. Within the bedroom is a short range of kitchen units with the sink and the room is certainly big enough to include a study and could be used as a bedsitting room.

Income
The rear bedroom and bathroom on the first floor and the entire second-floor bedroom and bathroom could each be used for lodgers or Airbnb guests - with some alteration works.

Outside
There's plenty of parking at road level and the steps lead up past the splendid yew and pine trees. The pathway continues through the lawned garden to a large decking terrace in front of the house. This has breathtaking views which are absolutely splendid and must be seen to be appreciated. The plot of the property is around a quarter of an acre with lawns on the east side and steps on the west side which lead to a pathway which runs at the back of the house and continues back to the east side. The easily managed garden has many shrubs and trees including a Black Mulberry, Cherry, Yew and Holly.

Other points
Freehold. Not listed. Mains water, electricity, gas and drainage. Gas central heating. Council Tax Band F. EPC Rating 51 Band (E). Plot area 0.24 acres.

About Us Roderick Thomas is an entirely independent firm with decade of experience selling and letting residential property. The firm has offices in Bristol (Clifton), Wells, Wedmore and Castle Cary and with its networked associate office in London covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of wide spread advertising and effective marketing is recognised and with each property an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE AGENCY – one agent is instructed to sell a property and commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate then sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a clients needs.
