Situation - Garden Cottage and Seaview Cottage enjoy an enviable position meters from the beach on Talland Bay in an Area of Outstanding Natural Beauty, along the South Cornish Coastline. The hamlet of Talland includes an ancient church, a scattering of houses and cottages the exclusive Talland Bay Hotel, two popular beach cafés and is located between the popular fishing ports of Polperro and Looe, which both have more extensive amenities and in particular numerous pubs and restaurants. Looe has both primary and secondary schools, a railway station, with branch line service to Liskeard. The city of Plymouth is within easy reach and offers a more comprehensive range of cultural, sporting and shopping facilities. Domestic and international flights are available from Newquay and Exeter airports. This pocket of East Cornwall is popular for those with an interest in kayaking, sailing, fishing, and many other water sports, as well as those who enjoy walking the dramatic South West Coast Path.

Description - These two holiday restricted cottages have been in the ownership of my client since 1985. We understand buildings had been located on the site since before 1959. In 1989 my client obtained planning permission to demolish and rebuild on the same footprint. Constructed of block cavity under slate tile roofs the cottages have been built on a single foundation slab which would enable the cottages to be connected into one property given the necessary council permission.

Currently, both cottages are run as successful self catered holiday lets. For more information on occupancy and gross turnover, please contact Stags Launceston.

Accommodation - GARDEN COTTAGE: A wooden front door leads to an open plan kitchen/sitting room/dining room. The fully fitted kitchen has an electric oven and hob, stainless steel sink with drainer and space and plumbing for a washing machine and fridge/freezer. The sitting room has a feature stone fire place currently housing an electric heater. There are two double bedrooms and a family bathroom with panel enclosed bath with an electric shower above, wc, wash hand basin and heated towel rail.

SEAVIEW COTTAGE: A UPVC door leads to an open plan kitchen/sitting room/dining room. The fully fitted kitchen has an electric oven and hob, stainless steel sink with drainer and space and plumbing for a washing machine along with further space for a separate under counter fridge and freezer. The sitting and dining area has a terracotta tiled floor. There are two double bedrooms and a family bathroom with panel enclosed bath with an electric shower above, wc, wash hand basin and heated towel rail.

Outside - A single track road leads down to the bay with access to 3 off street parking spaces in front of Garden Cottage, with the opportunity of creating a fourth space given the necessary permission. Both cottages sit in beautifully cultivated gardens with patios and seating areas, taking full advantage of stunning uninterrupted views of the bay.

Services & Tenure - Mains electricity and water. Shared private drainage. Electric heating. Please note the agents have not inspected or tested these services. Tenure: Freehold. Council Tax Band - currently business rated.

Viewing - Strictly by appointment with the vendor's appointed agents, Stags.

Directions - From Looe, head west towards Polperro along the A387. At the top of the hill turn left signed Talland and Portlooe. Continue along this road for approximately 1.3 miles and as the road leads down to the beach, the properties will be found on your right hand side.
