The property is set in immaculate landscaped gardens and grounds, which enjoy plenty of privacy and views.
The accommodation in the main house, which extends to just over 3000 sq ft includes a delightful kitchen/breakfast room with Heritage Range cooker and pantry/utility. The dining/sitting room has a spiral staircase, which leads to a spectacular reception room on the first floor with fireplace and French doors to a Juliette balcony.
There are two double bedrooms and a bathroom on the first floor and a further two bedrooms and second bathroom on the ground floor. A central staircase links the two floors and there is a set of stone steps providing external access via a door on the first floor landing.
A conservatory links the accommodation in the main house to the annexe, providing a further 969 sq ft. The annexe comprises a kitchen/living space with vaulted ceiling, a double bedroom, shower room and utility area.
In addition there is a detached timber framed block, which includes a double carport, a workshop, two further bedrooms and a shower room providing useful overflow accommodation. There is also a stone barn, which is currently used as a studio/gym building with WC.
The gardens are a particular feature of the property, enjoying far-reaching rural views, terraces, lawns, mature shrubs and borders. Towards the southern boundary, there is a productive vegetable garden, chicken run, greenhouse, garden storage building and orchard.
Location
Set within the tiny hamlet of Manely, The Grange enjoys a peaceful rural position, just above the River Fowey at Cliff, opposite the village of Golant. The villages of St Veep and Lerryn are close at hand, with Lerryn providing facilities for most everyday needs including a village stores and pub.
Once home to the novelist Daphne Du Maurier, the River Fowey is a beautiful estuary which joins the sea between Readymoney Cove and Polruan on Cornwall's beautiful south coast. The river can be easily accessed from the property via the waterside hamlet of Cliff, where it is possible to launch small craft, a kayak or paddleboard.
About 6 miles upstream is the historic stannary town of Lostwithiel. Once the ancient capital of Cornwall, some 700 years ago, its pretty narrow streets contain many antique and craft shops as well as other independent shops and eateries catering for everyday needs. There are also two primary schools and a community centre which supports the towns year round community. Secondary schooling can be found in Fowey, Bodmin and Truro or St Joseph's at Launceston.
Square Footage: 4,050 sq ft
Acreage: 1.9 Acres
Directions
River Fowey at Cliff about 0.75 miles, Fowey (via Bodinnick Ferry) about 3.8 miles, Lostwithiel about 4.5 miles, Truro about 31 miles.
Directions: From the A30 at Bodmin, take the B3268 following signs to Lostwithiel. Proceed through the town of Lostwithiel then turn right as you leave the town, signposted to Lerryn. OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on May 31, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 31, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 6, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
