HOME REPORT VALUATION £400,000 All Catergory 1's
EPC Rated B (83)_
This property would make the perfect family home, a retirement option (everything is on one level), a holiday retreat in one of the most peaceful areas of Argyll or as in investment property with both long term and holiday lets very popular in Mid-Argyll at this time. For this reason the potential audience for Bruadair is perhaps wider than for other, similar properties in the area
The garden grounds at Bruadair are extensive and offer several separate areas to enjoy the outdoor life. The section of decking wrapped around the south West gable offers a wonderful spot to watch the world go by whilst enjoying a refreshment or some al=fresco dining. There is a large area of open lawn to the south which had planning permission for a dwelling house (2008). There is a small patio/terrace at the top corner of the garden offering views both north and south to the Loch beyond. There is a nice driveway and parking for several cars in front of the property and a large garage/workshop adjacent to the North gable.
Lochgilphead, 12 miles south, has a wide range of amenities including Primary and Secondary education, Hospital with integrated medical centre, Sports Centre, fuel stations, local supermarket, pubs, restaurants and cafes. In addition to the Co-op supermarket and various other independent shops situated in Lochgilphead, Inverliever is only around 30 miles from Oban to the North which has a vast array of amenities including several high street retail stores (4 supermarkets, clothes shops, book stores etc) and this tends to be the first stop for anything more specific that isn’t readily available in Lochgilphead. One advantageous legacy from COVID-19 is that the Tesco Supermarket in Oban now do home deliveries to Mid-Argyll, including this Post Code
Although Inverliever and Ford lie in the heart of Mid-Argyll’s rural paradise, there are a number of local amenities which make life just that little bit easier. Although the secondary education lies in the nearby town of Lochgilphead there is a local school bus for primary age children which collects on Loch Awe-side and drops off at Kilmartin Primary school, one of several smaller, rural primary schools with smaller class sizes and excellent reputations.
Within an hour’s drive of Lochgilphead there are ferry terminals to Mull, Coll, Colonsay, Tiree, Islay, Jura, Gigha, Arran, Portavadie and Ardrossan and as such Bruadair is ideally situated for exploring beautiful Argyll. Campbeltown Airport is about a 60 minute drive with Glasgow International Airport approximately 1 ¾ hours away.
To avoid disappointment we would highly recommend contacting our Lochgilphead office to discuss the property in more detail and to arrange a suitable time to view

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
