THE LAND
An environmentally interesting block of conservation and pastureland of 21.36 acres (8.64 hectares) which lies in an attractive open upland area on the edge of the Kerry Ridgeway. The land has been un-grazed for some time and comprises conservation and environmentally interesting grassland with a central block of broadleaf and scrub woodland, which adds interest and amenity to the land.
The land is mainly South and South Easterly facing and has a slope with a south eastern aspect and would provide ideal land for a variety of amenity and conservation purposes in addition to the grazing of the land with livestock and for equestrian purposes.
Due to its position, the land would be ideal for someone of conservation and environmental interest who could develop the land to provide an extensive area of woodland and conservation purposes or could re-intensify the land back to its former intensive agricultural pastureland use.
The land sits opposite a raised ridge of pastureland and past that there are extensive views to the River Camlad Valley towards Churchstoke and the hills beyond towards the Severn Valley.
METHOD OF SALE
The land is offered for sale by Informal Tender with written offers to be forwarded to Mr Tony Evans, Morris Marshall & Poole, 10 Broad Street, Newtown, Powys, SY16 2LZ by 12 Noon on Thursday 14th July 2022.
TENURE

SERVICES
We understand there is a piped private water supply on the land feeding two water troughs. This is fed from a storage tank on adjacent land in separate ownership and is from a mains water supply which is pumped up to adjacent land known as Crow’s Nest and metered onto the land being sold. The purchaser will be responsible for a proportion of the maintenance of the supply.
Crossing the site is an electric line which should improve the ability to access power on the land being offered for sale.

The land has been claimed by the Vendor under the Basic Payment Scheme in 2022.
Purchasers will agree to keep the property in good agricultural and environmental condition (GAEC) during the 2022 calendar year.
RIGHTS OF WAY, WAYLEAVES & EASEMENTS
The property is sold subject to and with the benefit of any existing rights of way, drainage, water and other rights, easements and wayleaves whether by written agreement of otherwise.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
