Description
Netherfield is an exceptional small residential estate at the heart of which is the magnificent Listed Georgian villa (1776) which has breathtaking open aspects over landscaped formal gardens, wildlife pond and beyond to woodland and paddocks. Entrance to the estate is via stone gate pillars with electric gates, which link to a tarmacadam drive which continues to the main house. To the southwest of the main house there are additional buildings including the Coachman’s Cottage which is a two storey building with two car garage and Cherry Tree Cottage which is a two storey cottage requiring full refurbishment. There is a courtyard area which includes garage and stable complex. The former stables were converted to six garages with machinery store.
The accommodation at Netherfield House begins with an entrance hallway which leads to a marble floored grand reception hall with fireplace and lift leading to the upper levels. The hall doors open into a comfortable sitting room which leads into a Marston & Langinger garden room that runs the length of the southern end of the house. This splendid space has three large cupolas and doors out to the formal gardens. From the hallway, there is an inner hallway leading to a superb fitted dining kitchen with a wide range of Clive Christian cabinetry, central island and appliances which include a co-ordinating cream four oven electric AGA. The accommodation on the ground floor is completed by a cloakroom/boot room and a separate W/C.
The first floor landing is reached by a curved stone staircase and there is a magnificent dual aspect drawing room with white marble fireplace at the focal point. Sliding doors from the drawing room lead to a formal dining room which has windows on two sides. Also on the first floor is a study/bedroom, fitted serving kitchen and a cloakroom.
The main staircase continues to the second floor where the landing has an archway leading to an inner landing with lift and doors to a guest bedroom and en suite bathroom. The principal bedroom has ornate plasterwork and cornicing and double doors leading to a dressing room. The dressing room the opens into a spacious en suite bathroom. Also on this level is a further bedroom with an en suite shower room.
The staircase leads to the third floor where there is a large bedroom with dormer window and a bathroom.
The grounds surrounding Netherfield are truly outstanding and the gardens have been landscaped. They include a terraced area to the front of the property leading to a wildlife pond with fountain and lawns which has a pretty arched bridge with waterfall. There is a boathouse near the pond and to the south of the house there is a paved terrace leading to lawns with are flanked by rhododendrons and mature trees.
The surrounding grounds extend to around 70 acres, with around 40 acres being productive grassland which is currently used for livestock grazing. There is an area of woodland which extends to around 11 acres with mixed mature woodland to provide shelter.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
