Situation
Barnhurst Farm occupies a rural and yet highly convenient rural location between the villages of being only 1 mile from the A20 and only 4 miles from the M20 (Jct. 9). The popular village of Bethersden provides a good range of amenities including primary school, shops, Post Office, traditional butchers & a choice of 3 Public Houses. The village gives immediate access to the A28 linking Ashford & Tenterden.
Pluckley village is also nearby and provides similar amenities including a mainline railway station on the Ashford to Charing Cross line.
The thriving Market Town of Ashford includes access to high speed (HS1) train services, taking from 37 minutes to London St. Pancras. All major supermarkets are represented along with a wealth of other retail opportunities. The town is well served by schools, both in the state and independent sectors, which includes grammar schools for boys and girls.
The former Cinque Port town of Tenterden with it’s picturesque high street and amenities lies to the south west. The quintessential Kentish village of Smarden is an easy drive to the south west.
The Farmhouse
The pretty former farmhouse is nicely set back from the road screened by mature hedging and trees and set in good size mature gardens. The house is understood to have been built in the 1920’s and extended by the current owners in 2011. As you can see from the internal photographs the house is presented to a good standard and provides comfortable and relatively spacious accommodation. There is an L Shape Kitchen/Breakfast Room with a good quality fitted kitchen with large island. Off this is a Day/Dining Room which was part of the recent extension and within the older part of the house is a cosy Sitting Room with a woodburner. On the first floor is a Master Bedroom Suite, 3 Double Bedrooms and a Family Bathroom.
Outside/The Gardens
The property is approached off the Pluckley Road over a gravel drive leading to parking for several cars on a spacious drive with a workshop/shed off. There are mature mainly informal gardens to the front, rear and side which are principally laid to lawn with a number of mature shrubs and trees. To the side of the house is an area enclosed by mature hedging where there is a patio and ornamental pond. On the rear lawn, sheltered by hedging is a greenhouse & shed and in the front garden is a natural pond.
Equestrian Facilities
These were constructed in 2004 and are located to the side of the house and have their own access gate from the road.

Land
The pastureland is all level and is divided into 2 separate parcels. There are 2 paddocks to the rear of the house and stable yard with the whole plot extending to about 3.15 acres and a separate parcel of land on the opposite side of the Pluckley Road which extends to almost exactly 2 acres.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 17, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
