At the rear of the ground floor there is a doorway and a few steps down to a spacious cloakroom/w.c., as well as a useful understairs cupboard.

On the first floor half landing is the utility room, cleverly situated away from the living spaces at the rear of the house.

Up a small flight of stairs is the magnificent first floor drawing room with its elegant high ceilings and three large sash windows overlooking Laura Place at the front. The room has a tremendous feeling of space with some lovely period features including impressive ceiling cornice and a stunning fire surround. A doorway leads from the drawing room into the dining room, which is arguably an even more impressive room with its feature wall covered with a hand-painted silk wallpaper. A large sash window to the rear gives ample light to the room. There is the added benefit of a small butler’s kitchen with wall and floor units and a sink with a boiling water tap.

There are three sash windows with views right up to the Holburne Museum at the end of Great Pulteney Street. There are built-in wardrobes in the alcoves and a doorway leads through to a dressing area with further fitted wardrobes. Off here is a large en suite bathroom with freestanding bath, his and hers sink units and a walk-in wet room shower.

At the top of the stairs there is a large glass lantern roof which floods the staircase with natural light and can provide ventilation in the summer months. On this floor there are three further double bedrooms, one of which has an en suite bathroom. A separate guest bathroom completes the accommodation.

Location

Laura Place forms a key part of the outstanding Great Pulteney Street development. Its lozenge-shaped plan is an unusual one for the day and served to create an uncommonly generous urban space, forming the ideal prelude to Great Pulteney Street.

Bath city centre is within a level walk across the famous Pulteney Bridge while The Holburne Museum stands at the eastern end, beyond which are Sydney Gardens and the Kennet & Avon Canal with its towpath providing access to open countryside.
