Property description & features

  • Newly planted woodland
  • Mixture of Alder, Oak and Broadleaf trees
  • Extending to 8.38 Hectares (20.71 Acres)
  • Road Frontage
Alder, oak and mixture of broadleaf trees which were planted in 2018 funded by a Forestry Commission Woodland Carbon Fund extending to 8.38 Hectares (20.71 Acres) with road frontage.

The Property
Jon’s Wood is a new broadleaved woodland planted in late 2018. The soils are fertile Brown earths providing excellent growing conditions for the young trees which have proved to have grown well in their first season.

The woodlands are planted with native broadleaved trees comprising an overall mix of 30% alder, 35% birch, 30% oak, and 5% wild cherry. Trees are protected with spiral guards and canes that will aid establishment and facilitate any maintenance tasks required.

Tenure & Possession
The property is owned freehold with vacant possession. The property is held in Land Registry title DU209561, a copy of which is available from the agent.

Mineral rights are reserved to a third party.
There are several footpaths crossing the woodland.

Woodland Carbon Scheme
All of the land is entered into a Forestry Commission (FC) Woodland Carbon Scheme and is registered for the Basic Payment Scheme. The second stage capital payment of £10,390 is due in 2022 or early 2023. The vendor will require a new owner to enter into an agreement with the Forestry Commission to continue the care and maintenance of the woodland areas to achieve full establishment of the trees. The new owner will be obliged to take on this contract to be able to claim future grants and to comply with it and indemnify the vendor against non-compliance. This may require the replacement of any losses, although the early signs are that the trees are establishing well.

A copy of the Woodland Carbon Scheme is available on request however only once the Agent is satisfied the purchaser is proceedable.

Basic Payment Scheme
The land is registered with the Rural Payments Agency for the purpose of the Basic Payment Scheme.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
