Planning
The site does not currently have planning permission for residential development and the buyer will need to make any such application entirely at their own cost.
However, a pre-application was submitted to Gateshead MBC in November 2021 and on 7 March 2022 a response was issued. This is generally positive and includes the statement 'In my opinion, the development of the site for residential use would be acceptable in principle ....'
The officer has continued to say that their informal view is that the site could accomodate 4/5 dwellings rather that (up to) 8 shown within the pre-applcation.
This is of course a personal view and is subject to a formal planning application in due course. Our Client's Architect has produced a sketch showing 6 homes on the site, which are similar in scale to those recently constructed lower down Fell Bank, close to the junction with Birtley Lane. We have also shown the drawing used in the pre-app.
The exact number of dwellings will be determined by an experienced developer submitting a detailed planning application.
Site Area
The site comprises 0.57 acre with frontage to Fell Bank of 147 feet and a total depth of 193 feet. All measurements are approximate and the measurements quoted have been obtained from an online mapping program. We have not physically measured the site and prospective buyers must satisfy themselves regarding the exact site area.
Tenure
The site is made up of three titles owned by two separate individuals, who have agreed to jointly market the site in it's current state via Andrew Craig Land and New Homes. We have on file three Land Registry OCE's each showing the tenure as Freehold.
