An attractive, substantial Georgian family home, equally as impressive both inside and out. Situated in a picturesque North Yorkshire village.

Description

Dating back to the mid 19th century, part of what was once a fine country residence, this superb Georgian house still retains its feeling of grandeur. In more recent years Melmerby Hall was run as a hotel before being bought by developers who sympathetically renovated the property in 2002. Much of the properties original features have been retained, including the beautiful parquet flooring, striking cornicing and sweeping staircase leading up to the first floor.

Offering spacious rooms with incredible ceiling height throughout, the property is situated over two floors with over 3,800 sqft of flexible accommodation. The property is entered through a generous entrance hall, leading you to the most impressive drawing room with large Georgian windows overlooking the garden. Of particular note is the statement triple archway framing the staircase and ornate ceiling.

Continuing through the ground floor is a well appointed fitted kitchen with central island unit and granite work tops. A partition divides the room from the adjoining large and extremely bright dining room with French doors offering wonderful aspects of the garden. To the other side of the kitchen is a generous utility room with built in units and WC. The separate family room is currently used as an office but would also make a fantastic play room or snug.

To the first floor there are four large double bedrooms and a Jack and Jill bathroom connected to bedroom number two. The principal bedroom suit is the real centre piece of the upstairs accommodation spanning 24 ft . Three large windows flood the room with light and offer wonderful views of the garden and countryside beyond.

The property comes with a large single garage and plenty of off street parking to the front of the property. The southerly facing garden is a real sun trap and the owner has created a large patio area and raised decking to really make the most of this. The large central lawn is low maintenance and has mature shrubbery to the side.
