Description

Cater Milley is an outstanding modern country house, situated in a most enviable position on the banks of the River Tay estuary, with dramatic views across to Fife, with ever changing light. It is believed to have once been the site of a Roman fort. The name (which has also been Catermille or Catermily) may have been derived from the Latin “quator millia” which may signify “camp of the four thousand”. Alternatively “Cathair” is a gaelic word and the second word could be “mileadh” which means warrior, or “meallan” which means knolls (perhaps long gone remnants of past fortifications).

However it now is a thoroughly modern house which was completed in 2010. Cleverly designed to make the most of its position, the building’s linear shape suggests the appearance of a wave breaking over a wall. Some port holes, and the view down from the landing, almost give the house a nautical feel. The overall effect is stunning. It is steel framed, block built with a harled finish, a zinc roof over the main part of the house, and copper roofing on the wings, together with copper downpipes and gutters. Designed for the sellers it was built to a very high level of specification, utilising many modern practices such as ground source heating with an air ventilation system, underfloor heating throughout, together with Villeroy & Bosch bathroom fittings and LED lighting which also provides a dramatic night time effect, with outside multi coloured lighting. All taps have instant hot water. In addition, there are Callum Walker Interiors and fitted units by Bentleys of Dundee. Along with the ground source heat pump there is a turbine, helping to reduce running costs and make the property hugely energy efficient, as well as providing useful income.

The accommodation has been arranged around a magnificent open plan living, dining and kitchen room. The garden in front is mainly an expansive lawn. Wrapped around the house, linking the family room, living room, principal bedroom suite and on to the plant room, is composite panelled decking, creating a fabulous seating and entertaining area. This in turn connects to a hexagonal wooden garden house (4.3m x 4.95m max) which has power and a felt tiled roof. Between the house and the plant room is a hot tub (available in addition) and an outside shower. Within the plant room itself are a NIBE heating pump and water tanks. On the other side of the house are further areas of lawn with two wooden play frames (one with swings and the other with a climbing frame, playhouse, chute and zip wire). Adjacent to the house is an enclosed dog compound and kennel with run.

Location

Cater Milley is situated in a dramatic setting by the River Tay, just to the south of Longforgan, yet close to both Dundee and the A90 dual carriageway. The area is known as the Carse of Gowrie which stretches from Dundee along the River Tay to Perth. To the north are the Sidlaw Hills. The views and light across the river to Fife are spectacular.

Dundee city centre is easily reached and the property is well located for Ninewells Hospital, the Technology Park, the universities, Botanic Gardens and airport, which are all located on the western side of the city. There is ease of access both to the city centre and to the A90 linking to Perth and Edinburgh, and north to Angus and Aberdeen.

There are primary schools and local shopping in the villages of Longforgan, Invergowrie and Inchture. Dundee offers all the facilities expected of a major city. In Dundee there is a mainline railway station with services to both north and south, including a sleeper. Dundee is an established centre of excellence in education, life sciences, medicine and dentistry, and has renowned cultural facilities, including the new V&A museum. Dundee Airport has flights to London City and Edinburgh Airport is easily reached.

Away from the city, the range of outdoor pursuits is impressive, including sailing on the Tay, angling and walking in the Sidlaw Hills. Over the River Tay is St Andrews, “Home of Golf”, whilst the championship course at Carnoustie is only a few miles up the coast, and the course at Piperdam is close by.

From Dundee take the A90 towards Perth, and then take the first turning into Longforgan. In the village turn left signposted Invergowrie, on to Station Road. Proceed for just over a mile and just after the railway crossing turn right at the T junction, signposted Errol. After 0.3 miles turn left on to the private road, signposted Templehall. Then turn right, on to the drive, signposted Cater Milley.

If coming from Perth on the A90, take the turning for Inchture. Cross over the dual carriageway on the B953, and follow signs for Errol. After 1.1 miles turn left signposted for Longforgan. Continue for 2 miles, and just after the level crossing turn right signposted Templehall, and proceed as above. Alternatively if coming off at Longforgan follow signs for Castle Huntly and continue for 1.5 miles and then turn left signposted Invergowrie.
