Property description & features
- Tenure: Freehold
- Prime Town Centre Location
- Close to railway station
- Area of high pedestrian traffic
This building was constructed in 1866 as the town’s Corn Exchange. It is of exemplary construction associated with that period and has the benefit of a substantial potential retail area on the ground floor of approximately 900 sq. ft. with a modern glazed front and entrance doorway.
Petersfield is a thriving market town with a large number of attractive listed period buildings and a very extensive hinterland. These premises are situated in the centre of the High Street, almost opposite the Rams Walk development which has attracted a number of national retailers. This particular area has proved to be a magnet for pedestrian traffic.
LOCATION
Petersfield is a most attractive market town and appears to have suffered to only a relatively modest degree both in the financial crash of 2008 and the recent Covid-19 pandemic. This attribute is probably mainly due to the general economic wellbeing as well as the quality and facilities of the town itself.
The town is by-passed by the A3 which is dualled throughout its length from London to Portsmouth with easy connections to the M3, M27 etc. The historic centres of Winchester and Chichester are within easy driving distance and there are many facilities and sporting opportunities offered by the nearby South Downs National Park.
The town has a mainline rail station London/Waterloo approximately one hour duration with services at half hourly intervals.
ACCOMMODATION
The accommodation is arranged on three floors.
Ground Floor – approximately 900 sq. ft.
First Floor – presently used as a workshop, but very easily adaptable with minimum expense to a substantial two bedroom apartment which could be utilized by the occupier of the retail element or let to a third party.
There is a most useful basement area of 937 sq. ft. which appears to be completely dry.
SERVICES AVAILABLE
Mains Electricity, Gas, Water and Drainage.
There is a gas-fired central heating system.
Air conditioning system, presently unused.
RATEABLE VALUE
We are advised that the Rateable Value is £39,500 – further details from East Hampshire District Council.
TENURE
The premises are offered for freehold sale for offers exceeding £1.2 million.

Broadband availability and predicted speed: obtained from Ofcom on February 23, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 23, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
